24.01.2022 TOPAZ EFFICIENCY. We know that todays cost of living with utility bills is always going up. We tried to realise this in the design efficiency and created elements to combat this. 1. Gas cooktop and instantaneous Gas hot water systems.... The Electricity used will be reduced with the efficiency of gas substituted and also provides unlimited hot showers. 2. We used energy efficient downlights to provide fantastic light coverage. 3. We provided fans in every bedroom and balcony to give you alternative cooling options. The aspect of the units and their elevation heights allows for coastal and river breezes. 4. High Ceilings on all floors. The living and bedrooms have 2.65m Ceilings that allow dispersion. 5. Large windows perfectly placed to allow abundant natural light 6. Solid "Concrete Brick" walls and full "Steel Frame" Thick solid concrete bricks. The result means that each townhouse has a concrete barrier between the residence. The actual separation means efficient cooling and even better sound insulation. The construction has many elements of concrete and steel frames to provide a stronger lasting product.

20.01.2022 TOPAZ OUTSIDE LIVING. We wanted a seamless flow of the living area to the spacious balcony. The large covered balcony creates outside living room for you to relax and entertain. We imagined several uses such as breakfast dinners or just a nice place to work or read a book. We provided powerpoints outside so you can plug in your laptop and relax while enjoying the brilliance only outside living can give you. ... 20.01.2022 Azara Projects are the designers of Topaz at Morningside. Azara teams of designers wanted to use the topaz to create the Azara mission of "inspired living". When Azara Projects designed Topaz we wanted this to reflect the qualities of the crystal "Topaz" Topaz crystals are a balancing and calming stone that balances emotions, releases tension, balances emotions, and can bring joy. 19.01.2022 TOPAZ MODERN CONTEMPORY DESIGN. Topaz was very clear in what it did not want. We don't like "small cramy garages. Car Doors hitting each other. We don't want small tight driveways that you are scared to move your car in and out off.... We don't want the unpainted fences that look old after a few months. We don't want big common spaces no one uses that cost you higher body corporate fees. WE CHOOSE TO BE DIFFERENT IN MANY WAYS. The boutique residence is of only four townhouses. They have very minimal common areas to maintain so that each resident has a very low body corporate fee. The three-story design provides privacy from the street and allows us to deliver SUPER WIDE garages and storage space. The driveways between garages are also wide and provide plenty of space for residence while manoeuvring cars. There are four double Garages and one other car park, offering nine spots for cars. The Fences are fully painted to maintain a quality long term appearance.
