24.01.2022 Some fantastic feedback from one of our owners to celebrate 18 months of Jodie in our office keep up the great work! I have been a client of We Love Rentals for years now and have never looked back. They are fantastic!... I would particularly like to mention my property manager, Jodie Wilkinson. Jodie runs my property with military like precision and attention to detail. This means my tenants are always happy and I have few if any vacant periods. I guess, this is what is expected of a manager but Jodie is so much more. She knows I don't want to be stressed out by the property so she looks after absolutely everything for me. She handles tenant issues, maintenance, strata management and everything else that arises. She even recommends improvements and little things that I would never think of that make my property more attractive and helps maintain its value. Just recently, she sent me a list of items she recommended I buy to set the kitchen up with all new cutlery, crockery and appliances. I just had to go to K-Mart online, put a tick next to each item and purchase! She did all the rest. I can not recommend Jodie and We Love Rentals more highly. Thanks so much. As long as your tradespeople are: 1. appropriately licensed, 2. hold up-to-date public liability insurance, and 3. report thoroughly after the work is done, including taking photos...... Proper notice must also be given to tenants before entering the property. And if you don't have any preferred tradespeople, no worries! We have a list of carefully vetted, trusted maintenance people that we use day in, day out, so you can trust your rental is in the best hands. All the statistics show the Perth rent market is soaring, but with the Government’s decision to extend the ban on rent evictions and rent rises until March, 2021 there are concerns that we will soon have a rent crisis on our hands 1. Perth rent prices on new rentals increased $20 - $100 in some suburbs. 2. The number of new listings for rent fell to 2,959 in September, which is the lowest it has been since 2012. Back then the vacancy rate was 0.7% and up to 40 couples were attending inspections for rentals. 3. Fast forward to 2020, one of our rentals in Piara Waters got upwards of 100 online enquiries (on top of phone calls to the office), and 30 tenants registered to attend the first viewing this week. History looks set to repeat itself! 4. The rent eviction and rent increase moratorium was extended to March, 2021 and has left many existing Perth landlords feeling disappointed, unsupported and unable to enjoy the clear improvements in the rental market. 5. Interstate tenants also joined the competition for Perth rentals, with some offering up to 12 months rent paid in advance! Rentals also recorded some impressive weekly rent increases - $70 per week for one property in Attadale - as the Perth vacancy rate dropped below 1 per cent for just the third time in 40 years ... Scammers are taking advantage of Perth’s tight rental market by posting fake advertisements, or responding to ‘rental wanted’ posts online and pretending to be landlords with vacant homes for lease... There’s been a massive 320% increase in WA rent scams compared to 2019, so here are 7 ways you can help protect yourself: 1. Be wary of rentals that are priced well below market value (if it seems too good to be true it probably is)!... 2. Do a reverse image search of the photos to see if they have been used before 3. Search the property address online to see if it’s listed by a different agency 4. Only deal with landlords you can meet in person or go through a licensed real estate agency 5. Always view the rental in person, before signing a lease agreement 6. Be careful if asked to pay funds via direct bank transfer unless you are sure the funds are being paid to a licensed real estate agent 7.
