23.01.2022 LNP Opposition Leader Deb Frecklington MP thanks for the below post. It's important during this health crisis we get the balance right when supporting our most vulnerable. Unfortunately, the Palaszczuk Labor Government has introduced the most unfair system in the nation which will lead to a breakdown in relationships between tenants and property owners and completely overwhelm the Residential Tenancies Authority.... It's not fair that mum and dad property owners have to cop the brunt of the financial pain they will be dealt under Labor's response to coronavirus. Many of these people are struggling themselves. Property rights have been thrown out the window. Just to give you some background - Labor's Renter Protection Package means tenants won't have to give information about financial hardship, there could be an automatic right to a 6-month tenancy agreement extension if the agreement was due to expire within the initial freeze period and the Queensland Government is the only one that is introducing rent waivers, where the owner just has to cop it. Property owners cant be left shouldering the pandemic fallout alone.

14.01.2022 Air Conditioner Filters It's a good idea to clean this every 4 weeks to make sure the system is running efficiently. If the property youre renting has air conditioners, then you are required to thoroughly clean the air conditioner filters when doing your end of lease bond cleaning. It is an easy job and can totally be done by yourself.... Most air conditioner filters are reusable and washable. But there are some filters that need replacing. So check your users manual first if youre not sure. To clean the filters there are only a few simple steps. If you have a split system air conditioner: wipe over the top of the air conditioner first and remove all dust. Then carefully remove the face panel and pull the filters out, whilst being aware that the vent behind it is not damaged. Then rinse the filter under running water and use a soft brush to get any additional dirt out. For air conditioners fitted in the dining room or anywhere close to the kitchen, grease and build up on the air conditioner filter. So its a good idea to soak it in dish washing solution for at least 4 hours. After thoroughly clean all the dust and grease built up on the filter, it is best to let the filters dry naturally. Do not use a hair dryer on the filter as the heat may cause damage to the fabrics. Once the filter is dry we recommend going over it with a dust buster or the hose of a vacuum cleaner to get any left dirt. Once the filter is clean and dry you can just snap it back into the unit. For a ducted system: unscrew the retaining nut. The frame will hinge downward exposing the filter. Slide the filter free from the frame. The best method is to hose the filter from the clean site until all the dust is off. Then you can hose from the other direction. Shake off any excess water and leave to dry naturally. Once it is completely dry, re-install the filter to the grill frame, close the frame and screw grill back together.

12.01.2022 ALERT Applying for a rental through Gumtree Rental advertising is being stolen... Agents are currently experiencing advertising being stolen from properties advertised for rent & placing them on Gumtree, stating they are the owners (private rental). Agents are fielding calls from previous applicants who have inspected properties months before asking if it available? In some cases they have provided them with all their ID & supporting application. Then approved ... thankfully this applicant got a little suspicious when they gave bank account details to put the two weeks rent & bond in without even looking at the property. Gumtree have been notified and the police are investigating. Take care applying for PRIVATE rentals

10.01.2022 Routine Inspections....... they can feel like an invasion, plus oh no its that time again! Over the years of being a property manager I have found and met some wonderful people through letting properties. I would personally like to thank all the wonder tenants out there that treat a property as a home (we all get untidy at times, thats called life) and take the time to care for the home reporting maintenance as required to keep a well maintained home for the landlord.
