22.01.2022 Just a heads up that I was made aware of late today. VCAT will not be scheduling any compensation hearings for the foreseeable future due to the backlog ,and types of caseload they are currently working with. On that basis if you wish to try and negotiate with your landlord or agent give us a call and we will do our best to try for an earlier settlement - no guarantees but our very best effort.

20.01.2022 Taken from the REIV on 4th of August. We will advise if real estate transactions will continue or how it may affect you should you be in the process of moving. If you are in doubt remember to first check reputable sources such as the Victorian Government Corona updates page or DHHS. If you still are not sure call me 1800 483 626 VCAT is still running by phone hearing, Urgent Repairs are still required and should your circumstances change with new lockdowns advise your agent as soon as possible. If you fear your tenancy will be at risk post the Omnibus Bill period which ends 28th September email and register your concerns with me and we can prepare [email protected]. 4tenants here for Tenants!
19.01.2022 At this stage if you are planning to go to VCAT still put in your application as once this extended rent protection period ends I am sure VCAT will be flooded with cases

12.01.2022 It has been announced that the rent relief package has been passed in parliament as part of COVID-19 omnibus bill. This is sure to help those in crisis landlord...s and tenants. Should you need help in negotiating with your agent/landlord or your tenant for landlords give 4tenants a call, we are trained negotiators (being ex agents) and are one step removed from your tenancy. Don’t be afraid to ask for help or an understanding. 1800 483 626 or message me on this page, or our website www.4tenants.com.au Parliament passes Victoria’s rent relief package https://www.heraldsun.com.au//704e7ed9cb6d53f4ff8f45f85289
10.01.2022 Note about DOH bond loans. Something that concerns me is hearing the words " its not your money so why worry?" If you have a claim made at VCAT against the bond and there is an order taking money from that bond you then have a debt to the government that you must pay, you must have paid before you can re-apply.... If your not aware you cannot negotiate on a DOH bond not to appear at VCAT, only VCAT can deduct from a DOH bond. Should you require any assistance, advice or representation call 4tenants Advocacy we are here to help. 1800 483 626
09.01.2022 There is a lot of debate with the new extended tenancy eviction moratorium or the omnibus bill 2020. While I respect tenants are safe from being pushed during this pandemic, it will cause a lot of heartache for many when the protection is over. Please always remember you are never alone in these situations and can reach out to many services if you need to vacate and seek housing services or support in a tenancy dispute If you need advice, support or advocacy call 4Tenants Advocacy 1800 483 626

06.01.2022 Some of you may have seen that agents and the REIV are taking a stand against the government not allowing agents in Melbourne Metro to operate. This has been n...oticeable in regional areas; because there seems to be a deadlock on available homes. I disagree on the blanket request to turn away all requests for rental relief, as there are genuine cases where it is needed, and as an advocate I will support any tenant not receiving their lawful rights. Should you be finding it hard to secure a new home or any other concern or impending VCAT matter call anytime 1800 483 626 4Tenants Advocacy offer professional quality service with care and expertise. 4Tenants Advocacy for Tenants

01.01.2022 The state government of Victoria I’ve come out again today and have indicated an extension of the eviction moratorium. In doing so yes protect tenants from being evicted when they’re in hardship financially due to the pandemic and the length of uncertainty, but to the same extent cause further risk to their tenancy. You might ask how that is possible? Well when you look at the situation where landlords are not going to be able to cover their mortgages or where investments bec...ome impossible to keep should there be a situation where a mortgagee auction takes place the tenant will have no say about staying and no length of notice period like a normal tenancy. There will be a pile of cases lining up at consumer affairs seeking eviction for sale as a vacant possession. The impact on the Real Estate industry namely estate agencies it’s going to impact on tenants this is going to be repairable and most probably cause harm to tenants beyond what not extending this moratorium will be. As a tenant advocate it is my role to represent tenants and to protect them from being mistreated or not having the support they require. This extension in my view does not protect tenants encourages it encourages more pain and future risk when the pandemic ends. Massive debts with rent reduction agreements, rental prices not meeting current market and a market that will not be true value to any new or current investors. https://www.consumer.vic.gov.au//victorian-eviction-morato
