25.01.2022 Our client had a dream to change career direction and develop a cafe - we are so pleased to help this become a reality for them. Da approval received today for this food and drink premesis conversion at Main Road Toukley. Our Principal Planner Jeff Bretag dealt with all the issues such as traffic, contamination and food health compliance. Such a rewarding little project !



25.01.2022 Excellent news to receive the approval for an office to neighbourhood shop conversion/change of use DA at Pendlebury Road, Cardiff. Some projects just have the extra social justice and public benefit factor and this is definitely one of those. Campus Trading is a global non-profit organization, with the whole reason for being in business to generate funds to help educate future generations - pretty powerful stuff. Campus Trading is a network of stores operated by local volu...nteers to provide funding for community needs. The stores sell items such as fresh produce, clothes, computers and other household items. Our Senior Planner, Peta Harris, worked closely with Council to address all the issues and make this DA process pretty smooth. Ecstatic to play our small role in getting such a great community based initiative off the ground in this new location.

24.01.2022 Ancillary food and drink premises approved today at 3 Bowden Way, Beresfield. This project was incredibly satisfying as its success completely relied on the planning prowess, relationships and street-smarts of our Senior Planner, Erin Daniel. Regardless of if a land use is prohibited in zone, if its an ancillary use, its permitted. In this instance, supported by legal advice, Erin was able to demonstrate to Council the food and drink premises was ancillary to the showroom ...existing onsite. Great result for the client and one that truly activates the space.

23.01.2022 DA approval Friday. Across the whole working week, statistically we receive 40% of our approvals on Friday and that’s why we love it!! With housing affordability a major issue, it makes sense to install a Granny flat for the family. This one in Dennison Street Hamilton was approved today. Tight site but our Senior Planner, Peta Harris simply made it work. It’s better having family living in efficient housing like this rather than other alternatives.

21.01.2022 Peterson House is an absolute icon of the vineyard district. At Perception Planning, we are really pleased to continue our long and successful relationship with Peterson House. Today, we secured DA approval for an amendment to the outbuildings. Along with the chapel and other DAs we have completed on this site, it all combines for an amazing high quality experience. Fast approval due to the quality submission from our Senior Planner, Erin Daniel.

21.01.2022 Its all happening in the Lochinvar Urban Release Area. A large percentage of Lochinvar is categorised as an urban release area - this essentially means its the governments priority to create and release residential land to meet the huge demand. We are very happy to be helping in meeting this pent up demand. This week we have lodged two DAs for a 214 lot subdivision and 16 lot subdivision respectively in Lochinvar URA. We are well progressed with another DA for 201 lots, also... in Lochinvar. In our line of work, getting results and success is all about knowing your product. In this case, Our Senior Planner Roxy White (who used to work at Maitland Council) knows this area and the planning issues inside out. It all contributes to better town planning outcomes and better customer service - two things we believe in. Huge effort Roxy on producing these detailed DA submissions and I look forward to the DA assessment progressing.



19.01.2022 Really pleased to continue our successful relationship with Maitland Independent Disability Support (M.I.D.S), securing another Group Home DA approval for them today at East Maitland. With the government NDIS program, group homes are a massive area of growth in the market. We reckon we have the recipe spot on for these DAs - dealt with all the issues up front and it went straight through Council. Excellent effort from our Senior Planner Peta Harris who specialises in these projects

19.01.2022 River Myall Holiday Resort, Bulahdelah One of the really cool aspects of our job is being able to work with people that are driven, motivated and great at what they do. We have a long association with the team at River Myall Holiday Park assisting them with a range of town planning and professional services. River Myall Holiday Resort has just been crowned, and taken out the very prestigious and competitive title, of the highest rated BIG 4 in Australia. What an achievement and we are very proud of our association with this successful business.

19.01.2022 We all know how much COVID has changed how we do things. Our Principal Planner and BPAD bushfire consultant Jeff Bretag is attending the Bushfire conference via Zoom for the next two days !! It’s important how resilient we are and adapt, however probably a good thing as those drinks at the bushfire conference can turn large !!

18.01.2022 Pumped that today, we received our amended DA approval for our clients (Bens Rail and Civil) Home Industry and Rural Shed. In this COVID world, the practicalities of a home industry/business is huge and this site at Italia Road is no exception. There are size limitations for home industries, however the rural zone typically accommodates this use. We have seen a sharp increase in home business DAs the last 6 months !!

18.01.2022 Great news received today that the Hunter and Central Coast Planning Panel approved our Site Compatibility Certificate for the Soldiers Point Bowling Club site. Still some work to go with the Da process but the good news is very welcomed. Our Senior Planner, Erin Daniel continues her commitment and effort on this project. Really happy being the conduit for such quality development in the area



18.01.2022 Really excited to have lodged this DA yesterday at Tomaree Road Shoal Bay. Strategic plans play a role, however real economic development comes from genuine private investment and people having a crack! This residential flat building has come up a treat and you can see from the visual impact assessment how the streetscape character works. @sorensendesign

16.01.2022 Martins Creek Road Subdivision Approval. Large lot residential living is increasingly popular in Picturesque Paterson. Stoked to receive this approval yesterday. Our Senior Planner, Peta, dealt with issues like waste water, bushfire and town planning. Awesome effort to receive the approval in a quick fashion and with no extra info requests. Great to work on projects that deliver land use planning goals for these rural villages #paterson #subdivision #martinscreekroad #townplanning

15.01.2022 Its so good to see people now fully realising the value in smaller regional and coastal communities. This is such an idyllic subdivision that the PP team are so pleased to be involved in from pre planning to delivery. What an amazing and special place to live.

13.01.2022 Great news today that the DA approval for the extension to Superstike Rutherford has been secured. The approved plans include the ground floor addition of 175sqm, Closure of existing covered entry, Mezzanine extension; and Conversion of parts of the internal floor area to accommodate a variety of modified functions (ten pin bowling, amusements area, function room, café/bar/restaurant).... The Draftsman and Perception Planning team dealt with all the issues that come with a commercial development like this including traffic and engineering - Council approved the DA quickly with no further info requests. Stoked to get the result for the client. As town planners we are so lucky to work on a wide range of projects and this another diverse and interesting project.

12.01.2022 DAs to formalise existing land uses are tricky. You have to deal retrospectively, with the clients, Councils and in many cases the neighbours expectations. Despite this, these type of projects are incredibly rewarding. We received approval yesterday for EB Lodge Performance Horses Training and Breeding establishment. Our Senior Environmental Planner, Peta Harris and her attention to detail was perfect for this project, dealing with all the issues and preparing the management plan that gave Council the confidence to approve the development. It was a tough one which makes the victory so sweet

12.01.2022 Often, securing the DA approval is just the start of journey! Really happy this afternoon, to secure the subdivision works certificate (SWC) for this site at Macdonalds Road, Lisarow from Central Coast Council. In theory, the DA process is meant to be the 'concept' and the construction level detail comes in these later stages. When you get to the SWC stage, there are extensive technical details to work through. Our Senior Planner, Peta Harris, was the ultimate professiona...l with this project taking all the challenges in her stride, and we are really fortunate to have a close relationship with DRB Engineering who are genuine problem solvers and delivered this one. Lets get stuck into the civil works and building stuff !

10.01.2022 We are extremely fortunate to have so much diversity in our projects. We have just been engaged by Glen Innes Shire Council to carry out the independent town planning assessment for a feedlot. We are very excited about this project but also the chance to work in another stay at Kings Plains Castle!! Since Perception Planning kicked off in 2007 we have now been engaged by 15 different local Councils for all kinds of assessments, advice and training- an honour to be relied upon for such expertise.

09.01.2022 Granted, Signage DAs might not seem that sexy or large scale, however they can be challenging to secure at times and an important part of our role as planners. This week we have had a real run of signage DAs approvals in both Maitland and MidCoast Council areas. With signage developments the key ingredients are addressing the visual impact and traffic safety, all whilst achieving the goal of successful business advertising.

08.01.2022 Great news coming from the Maitland Council meeting tonight that our planning proposal was supported unanimously. The site is very prominent and strategic site on the corner of Louth Park Road and Les Darcy Drive. The proposal is to add an additional permitted use on the site to allow a service station, food premises and shops. Our Senior Planner, Peta Harris, did a great job with this one to deal with issues like flooding, heritage, traffic and geotechnical. Great result taking key sites supported by key planning documents and creating a higher and better use for community benefit.

07.01.2022 One of the rewarding aspects of town planning is you get to be involved in naming new roads. Good road names acknowledge and respect local history. Dungog council area has a rich timber cutting and bullock team history. Looking for inspiration with Riverdowns estate in Clarence Town, I rang my dad (pictured above with his dads bullock team in the early 1970s). He suggested references to the bullocking days including the yoke, oxbow and jinker and there you have the 3 road names in Riverdowns. To continue this theme I proudly have displayed one of the original yokes and oxbow on my back veranda! The connection to place is such an important aspect of planning

04.01.2022 Great news we just received this DA approval for a 2 lot subdivision at 28 Angela Close, Clarence Town. Given the local environmental plan (LEP) changes over the years, Clarence Town has a number of scattered opportunities like this for nice, clean infill rural residential subdivisions. Two acres in Clarence Town is just such a nice lifestyle and environment. The Perception Planning team, dealt with all the normal issues like bushfire, waste water, stormwater and ecology to the extent there were no information requests. Really happy to play a role in helping these clients/owners.

04.01.2022 Cooks Hill DA approval. Securing DA consents in Cooks Hill can be tricky and requires careful planning that respects the local character. Our Senior Planner, Peta Harris, in conjunction with the Architect, dealt with the heritage issues and addressed all the submissions from neighbours comprehensively. 03.01.2022 Residential Flat Building DA Approval - 49 Alison Road, Wyong. We were really excited today to receive this approval. From time to time, we are invited into projects to address existing issues and problem solve - we call these the fixer uppers. This was the case with this project where the DA had been lodged for over 12 months before we were engaged. ... Our Senior Planner, Erin Daniel, meticulously went through all the issues and worked closely with the architect and Council planner to get the project back on track. Erin promptly turned the project from an imminent DA refusal to a DA approval, after her recommended design amendments we made to the satisfaction of Council. I know the win win mantra is a real cliche, however this is one such example where its genuine.

03.01.2022 When we are planning rural subdivisions, paramount to the process is identifying building envelopes, constraints like watercourses, asset protection zones and visually prominent view corridors. Often, these areas are hard to reach by normal vehicle. As a process improvement, the PP team identified we could deliver a more accurate and efficient service to our clients, in certain circumstances, by the use of this modest KLX 230 bike as means of versatile site access. Very rewarding to be part of an innovative team working smarter and making work enjoyable
