01.01.2022 1. Are you a licensed builder and if so, is your license valid/current? This is the first question you need to ask. Only ever work with licenced tradesmen. It may seem like an obvious point to reinforce but people either dont ask or go with an unlicensed builder to save money. The results can be disastrous. Run a search on builders to check their license and their service history. This will also help to determine if any disciplinary action has been initiated or currently un...derway by the regulatory authority. 2. Do you have Home Indemnity Insurance or mandatory Residential insurance cover? You need to make sure your builder issues you a Certificate of Currency for Home Indemnity Insurance before you pay them anything. This covers you for financial loss should the builder die, become insolvent or do a runner. 3. Have you ever been declared bankrupt? If your builder went belly-up at some point it may mean a quick eject button on your project should they not have the financial means to finish the job. A bankrupt company may pull the plug without warning leaving you stuck with a half built house and searching for a builder willing to complete the job. 4. When is my last chance to make changes and upgrades and Who will be supervising my build? What you definitely dont want is to get stung by additional costs by changing your mind mid-build. Find out when the builders cut off points are so you can make sure you settle on your design before its too late. If the builder engages site supervisors ensure that you look into the supervisors past experiences and length of employment, as these people are the key to overseeing a high quality build. 5. Do you work in the same area Ill be building, can you show me some of you completed work and when can I inspect my build? It seems simple, yet many people dont ask this question. Your builder may not be interested in building somewhere where they have to travel. The builder may also have to hire sub-contractors hes not familiar with and these people may not be up to standard. Past customers have been in the position youre in now you can learn a lot by asking about their experience with your builder and Its important your builder involves you in the process, otherwise you could get to the final walk-through and realise theres a long list of errors that have been overlooked.
