Market value is the most likely price your property would achieve if it were sold on the date of valuation, on the open market, between a willing buyer and a willing seller. Are you aware that the date of valuation for the City of Tshwanes new general valuation roll is 01 July 2019? Your latest municipal value must reflect the market value of the property as at that date. It cannot, for example, include cu...rrent Covid-19 economic impacts on your property. The new valuation roll become effective on 01 July 2020 and remains in effect for a minimum period of 4 years. Thus, for at least the next 4 years your assessment rates will be based on the municipal value as at 01 July 2019. IS YOUR MUNICIPAL VALUE ACCURATE? You can object against your entry in the valuation roll until 26 June 2020. Your objection will be considered by the municipal valuer, who also compiled the valuation roll, whereafter you will be informed of the outcome. You will then have an opportunity to appeal the decision of the municipal valuer.
