In order to avoid lenders mortgage insurance, prospective home owners will typically need to put away a minimum 20% deposit, which in Victorias housing market can often be a difficult uphill slog. However, under the new federal government First Home Loan Deposit Scheme, eligible applicants could be poised to purchase their first home with a deposit as low as 5% of the purchase price. 05.01.2022 Is now the time to protect your family home by transferring ownership between spouses? This month has been like living in a movie: rapidly changing economic and social environments, government control, threats to health and freedom of movement, employment and widespread wealth insecurity. Many of our clients have contacted us as they have been considering protecting their most important asset for some time, but these events have given their decision new urgency. In most cases..., transferring ownership of a home (that has always been the familys principal place of residence and will continue to be so) between spouses is exempt from stamp duty. Spouses in Victoria includes de facto and same-sex couples. There are certainly still government, PEXA, bank and minimal conveyancing fees as everyone puts their hand out each time a title is transferred. This could equate to around $2,000 for a typical spousal transfer which many people decide to borrow as part of a refinance. I am an expert in these types of transfers and can work closely with accountants and financial advisers to ensure the transfer is treated most effectively.
