17.01.2022 Its the little things. An Owner earlier emailed a Water account that was much higher than normal. There had been a sudden leak that was fixed pretty much the same day as discovered however the Owner and I agreed that for this bill a 50/50 split was fair and to advise the Tenant to monitor the water meter.... Ive invoiced and emailed the Tenant accordingly. Then at 8.29pm the Tenant whose lovely starts to respond to the emails and I can sense the panic and concern. Good Tenants panic and worry, bad Tenants are lucky to even read your emails, love on those Tenants who panic trust me! So Ive taken the emails to SMS, and SMS to a phone call and for really 5 minutes out of my night I now know Ive got a happy Tenants whos no longer stressing and a happy Owner who is once again assured that their home is being well cared for. I truly cant even remotely begin to explain how very different this is to how I would have been traditionally told and forced to handle this situation. About Time!

11.01.2022 Well this is already occurring on vacant properties now, however that doesn’t mean that every single Tenant needs to expect a mandatory rent increase either. It does mean that those who’ve been consistently in arrears and having to be chased for the rent have limited time left to get it right or get notice to move on. Move on to where though? ... There are some rather shocking times ahead for some that have been safe as houses may soon be without any housing Full Stop. This is a message of genuine concern for those minority of Tenants who don’t prioritise paying their rent, you’re facing the very real possibility of ending up homeless and there’s not a thing that we as Agents can do when the Owners say enough is enough. When we often see rent arrears peak again over Christmas you will be looking at an eviction by Easter. Please take this situation seriously it’s not media hype, it’s not an intimidation tactic, it’s the real and hard pending reality for so many who area deep in denial right now.

09.01.2022 Feedback from an Owner as to why I didnt get the management.. The reason I chose the other agent is because they came across a lot tougher on the tenants - they went as far as to say they didnt like tenants generally (I know a bit rough). My response. ... The secret is to not chose bad tenants in the first place then keep an open line of communication with them so you know whats going wrong and can work with them. Being combative and treating tenants like their the enemy causes more problems than it fixes. Thats when the Tenants turn against you and start trashing houses because they hate the agent and the landlord so over 20 years Ive learned that you get far more out of people by having them work with you than against you. Im that property manager that holds tenants accountable during the tenancy not at the end. I do hope that attitude of not liking tenants doesnt backfire the PM and then you, treat people like dirt they will act like dirt. If youre choosing a PM because theyre proud of hating Tenants what does that also say about you as the Owner? This Owner is actually lovely and shes made a choice based on what she has been conditioned to think. Hopefully now better educated but to late for her Tenant who is now managed by a Tenant hating PM! #renting

08.01.2022 Stranger than fiction. Over the years I have had to explain this exact phenomenon to many Owners and settle terrified Tenants who fear that they will be blamed or the Home has a poltergeist. Oven doors and shower screens are common for this its just simply a matter of a micro defect finally giving way to the constant heating and cooling, expansion and shrinking.... In 98% of occurrences the Tenants are not to blame. Ive personally had an outdoor glass table shatter like this while we where sitting around it. This home was vacant and this has occurred while not in use and no one present so a fault in the glass and you can see that its literally exploded with some force.

05.01.2022 PCR - Real Estate Lingo for Property Condition Report. Also know as ingoing or entry report. These are time consuming little loves, especially on older homes. I do each and every single on myself so that I literally KNOW my homes inside and out.... This explains a few things; 1. Why we charge so much to do them, they take time and we pay to use the software to produce them. Me I use @inspectionexpress because the reports are paperlesss and super easy for the Tenant to complete and Owner, Tenant and Myself all get a copy when completed. 2. Why we look inside your cupboards when we do Routine Inspections.. dont hide the things that you dont want me to see in those cupboards. 3. Why Tenants really do need to go over these carefully to make sure that nothing has been missed that they could be held liable in error later. Before anyone asks, no I do not rent myself out to do your reports for you unless Im managing the home haha!

What am I doing, putting out some baits left over from when my place was done. These are the hidden things that a great PM will do to help both Tenants and Owners that no one knows about....
