18.01.2022 Queensland Residential Tenancies and COVID-19 Amendments to the Residential Tenancies and Rooming Accommodation Act were originally set to be introduced to parliament on Wednesday 22 April. However, amendments had to be changed due to a negative response from property investors throughout the country. REIQ suggested that the proposed measures would have seriously harmed over 600,000 property owners who provide the vast majority of rental housing supply to 35 per cent of Queen...sland’s population who rent. Minister for housing and public works Mick de Brenni has informed that the government worked with industry stakeholders. This enabled the government to consider the concerns from Queensland property owners and tenants. COVID-19 Rent Guideline Summary The threshold criteria to qualify for the COVID-19 rental response includes a 25% reduction in income or rent exceeds 30 per cent of the tenant’s income. Tenants can be asked to provide property managers with the same proof of finances as they would when starting a tenancy. There is a 75% income loss threshold before a tenant can end a tenancy with a 7-day cap on break lease fees. A fixed term tenancy will be automatically extended to 30 September 2020 unless the owner and tenant agree otherwise or there is an appropriate ground to end a tenancy. The Government will provide clear guidance to ensure access for essential repairs and maintenance, the sale of a property and virtual inspections. Tenants and property owners are being asked to work together where a tenant is experiencing COVID-19 related financial challenges to negotiate a new temporary and sensible amount. The Queensland Government have established a $20 million dollar rental grant fund to complement existing Centrelink support. The Residential Tenancies Practice Guide COVID-19 will be published on the Queensland Government's new Coronavirus website.
