25.01.2022 Corner of Junction Road and Frederick Place in Park Ridge Junction estate. A 6 metre corner radius was used instead of 10 metres, which controls vehicular speeds, eliminates the need for a splitter island, and provides a direct pedestrian link.

16.01.2022 Ever wondered how widow lots got their name? Widow lots are generally triangular shaped lots where one of the lots has no road frontage. There is an old story that during World War Two serving officers did not trust their spouses and therefore subdivided the lots into triangles to prevent selling each lot separately to raise money, hence the term widow lot.... However, the real story behind widow lots dates starts with the Great Depression in the 1920s and 1930s when Brisbane City Council acquired hundreds of 405m small lots due to rates being in arrears. During the 1940s John Beals Chandler was Lord Mayor of Brisbane. The story goes that Lord Mayor Chandler had a vision for a garden city with large lots. Brisbane City Council could not do anything about the thousands of 405m lots scattered around the City of Brisbane, however, they could subdivide Council owned properties acquired through rates being in arrears. Between 1942 and 1949 many Brisbane City Council owned small lots were reconfigured into triangular shaped lots and a condition of sale was placed on the land to prevent the issuing of separate titles. It has been determined that windows lots created prior to 1948 can generally be subdivided back into rectangular shaped lots and sold separately as the condition of sale has no effect. Subdivision of widow lots back into regular shaped lots is dependent on zoning and overlays under the Brisbane City Plan 2014. Widow lots are prevalent in NORTHGATE and WYNNUM.



15.01.2022 The Brisbane City Plan 2014 version 17 took effect on 29 November 2019 with a substantial increase in car parking requirements for multiple dwellings (apartments and townhouses). Prospective purchasers of multiple dwelling sites will need to be aware that the new car parking rates apply if there is a change of owership. Those wishing to develop multiple dwellings using the previous car parking rates have 12 months (from 29 November 2019) to lodge a request under the supersede...d planning scheme where the ownership of land has not changed. 14.01.2022 From 1 October 2021 the RiskSmart program in Brisbane is changing: 1. Fast tracking of low risk code assessable development applications will continue (subject to eligibility criteria). 2. There will be changes to the eligibility criteria, application types, and thresholds for low risk code assessable development applications.... 3. Dual occupancies and multiple dwellings will be excluded from the RiskSmart process as they are not low risk. 4. Impact assessable development applications will be excluded from the RiskSmart process as they are not low risk. 5. The consultant accreditation model will be discontinued and replaced with an open access model subject to eligibility criteria. 6. These changes mean fast tracking of low risk development applications will now be determined by eligibility criteria and not the volume of development applications made by the consultant.
