But I don’t think there’s any doubt now when you look at the latest figures. According to CoreLogic head of research, Eliza Owen, Perth stands out as a market ‘primed for recovery’ with more listings, more sales and price growth.... Here’s some of the data that led to this conclusion; for the four weeks ending September 20, Perth and regional WA were the only markets where new listings volumes exceeded the numbers in the equivalent four-week period in 2019. Perth was also second to Sydney for the number of new listings to come to the market in the reporting period, with 286 to the NSW capital’s 382. It’s also worth noting that, in a comparison of sales volumes in the six months to March 2020 and the six months to August 2020, Perth was the only capital city where sale numbers were above the pre-COVID average These higher levels of activity were also showing up in mild-value increases across the Perth market; in the 28 days to September 23, CoreLogic’s Perth home value index increased 0.6 per cent. Ms Owen said, while a positive turn in Perth property may be surprising during a recession, the WA economy had been supported by a 4.8% increase in mining investment over the year. Perth property values are also relatively affordable, sitting at 22.2% below the record property value in June 2014, and with a strong mix of State and Federal first home buyer incentives in place, this may be encouraging demand as well.
