09.01.2022 24 Spine Street, Sumner was purchased in 2016 by a private investor for $1.3 Million. When originally purchased the building had a 30% vacancy rate & the occupied tenancies rentals where approximately 20% below market values. The Investor & I embarked on a 18 month project of refurbishing the building (mainly cosmetic), leasing the vacancies and renegotiating leases as they came up for renewal. Through this process we where able to increase the rental income by approx $4...0,000 per year. With the increase in income, exterior presentation of the building addressed, we took the property to market October 2019 by way of Expressions Of Interest. Through the marketing process, 75 enquiries where generated, 11 Offers To Purchase presented and we had Cash & Unconditional Contract within 31 days. The sale price of $1,725,000 represents an increase in value of 25% on the original acquisition price, and an 8.11% triple net return to the new owner.
