Adams & Jones Property Specialists are a fully integrated property services provider operating throughout key marketplaces in Central and South East Queensland. ... The business today encompasses all aspects of property from residential sales and management to commercial, management rights and project marketing. It is this complete spectrum of services that allows our clients to leverage the skills and expertise of the team to enhance their property portfolios. We are looking for a confident, professional, enthusiastic all-rounder to fill our diverse Management Rights + Property + BDM Manager role based in Brisbane. Your position will entail managing two small Management Rights buildings and an existing Management Portfolio with the ability to expand on it. This will involve strategic planning of growing the rent role and enhancing the daily operations of the business. You’ll also be working within a great team environment, have access to a full support network with Property Management Administration and Accounts, the use of the company car and mobile phone. You will have a wealth of property management experience and a flair for building customer relation-ships with senior managers. Duties & Responsibilities include: Day to day management of the Management Rights and Property Portfolio, including but not limited to; Management of 2x small Management Rights buildings including managing the portfolios within the buildings and ensuring the Care taking is being adhered to as per the schedule. This includes building and maintaining effective relationships with the Body Corporate and cleaners / contractors Establish, build and maintain landlord, tenant, client and contractor relationships Organise Repairs and Maintenance Open homes, Inspections, Routine Inspections, Condition reports and Vacating or Final inspec-tions Prepare, lodge and present applications to QCAT Lease renewals, rent reviews, new leases If required, attend to clients insurance claims and payments Skills & Experience are essential: Must hold a current QLD Real Estate Certificate of Registration Experience as a portfolio Property Manager Current Australian drivers licence Highly organised with amazing communication and time management skills The ability to communicate effectively in both a verbal and written format. A high commitment to customer service Mature attitude, punctuality, honesty and loyalty to clients and your team Ability to work autonomously and must be a go getter Be able to work rotating Saturdays when/if required Excellent presentation and phone manner.
