We have heard from numerous home buyers that at least one prominent builder is asking first home buyers to sign a waiver, which advises that the builder considers it unlikely that building contracts will be progressed within the time frame to be eligible for the HomeBuilder Grant.... As a result of signing the waiver, first home buyers are releasing the builder of all liability for loss of the HomeBuilder Grant should the build, as expected, not fall within the current Grant eligibility time frame. If you’re about to sign a build contract, please check with your builder regarding the build time frame to ensure you can qualify for the extra $25,000. 14.01.2022 Builders have received this communication from HIA: Treasury has released additional details on the operation of the HomeBuilder grant which address many key questions members have been asking. HIA has been working closely with the federal and state governments in the last fortnight to resolve these issues. The new details released today are a positive outcome for members and your customers.... The main refinements include: allowing the necessary time for home buyers to arrange their finance approvals, building approvals and meet other legal requirements before work is required to commence, rather than the fixed three month timeframe initially announced; clarification that a sales contract for a home purchased off the plan will be eligible in the same way as a building contract; and aligning the process with the current timing of payments for first home owner grants for new homes.

11.01.2022 Hi everyone, Just a further update regarding the $25,000 HomeBuilder Grant and if it can be used towards a deposit... We have good news! ... Homestart released an announcement to mortgage brokers late last week advising the following: "HomeStart has taken the approach of leveraging the HBG (HomeBuilder Grant) by accepting it as a contribution towards the deposit and upfront costs associated with the house and land package." We also have one of the major lenders allowing the same and although it is likely that not all lenders will follow suit, things are looking promising for more banks to come on board in the same manner. What does it mean? Well, you still need to show an ability to meet lending criteria and Homestart in particular like to see an ability to save over a period of months. Its not just a case of being able to whack the $25k down as a deposit and away you go, however the fact that it can be used towards a deposit (and other upfront costs associated with a house and land package) is a major breakthrough for first home buyers in Adelaide. 06.01.2022 Wondering how the new HomeBuilder grant impacts on deposits required? If so, read on! Were yet to get clarification of if the $25,000 bonus can be used as part of your deposit. It likely can be, but either way, banks will still want to see a history of what they call "genuine savings". What is genuine savings?... This is a term used to describe funds that borrowers have saved gradually by themselves. When assessing a mortgage application, a lender will want to see that you have diligently saved money over time in order to evaluate whether you have the capacity to make your monthly repayments. Every lender has its own definition and requirements for genuine savings, which will depend on the amount that you borrow, and some may not even require it at all. Through our lender and builder network, one lender will accept as little as $1000, but typically we want to build up a deposit of $3000-$5000 in genuine savings to give you the best shot at getting approved. In addition, what banks like to see is your deposit held in an account and not touched for 3 months. For example, lets say you were gifted $3000 from your parents. For banks to acknowledge this as genuine savings, youd just need to have it sit in a separate savings account untouched for 3 months. As another example, if you we saving your own funds over a period of time, lets say $1000 per month for a simple figure, theyd want to see $1000 deposited into a separate bank account per month for three months. Bottom line is, more deposit = higher amount you can borrow and more house and land package options to choose from. And in addition, setup or use a separate bank account to keep your deposit in and avoid any debits from the account (the 3 month genuine savings periods resets after a withdrawal from the account!) 02.01.2022 We have news! HomeStart have today announced an extension to their eligibility criteria for an additional $10,000 payment for first home buyers. In short, if your deposit is on the low side, the extra $10,000 can help you cover some of the additional upfront costs like Stamp Duty.... There is specific eligibility criteria attached to the offer, however if you have been struggling with getting a deposit together, this extra $10,000 may be the ticket to getting into your own home. The great news is, combined with the existing $25k HomeBuilder Grant, the $15k First Home Owners Grant and the $10k Builders Contribution, qualifying first home buyers will be able to access as much as $60,000 to buy a new home! 02.01.2022 Update on the $25,000 Home Builder grant with regards to using it as a deposit... Although the majority of banks havent released their policy regarding if first home buyers can use the $25,000 HomeBuilder grant as a deposit, the good news is, in working with the business managers from a number of lenders, things are looking promising. In our opinion it seems likely that not all banks and lenders allow it, HOWEVER one of the big banks has advised us that the $25k CAN be used... towards a deposit (subject to some conditions). Were expecting a number of other lenders to follow in the coming weeks. By way of conditions, because the HomeBuilder grant gets paid after construction of your new home, it seems likely that the banks will put some simple measures into place to protect themselves from being out of pocket.... For example, you might need to sign a form that says in the event your house starts being built and you are ineligible for the $25k HomeBuilder grant, that youll be required to come up with the funds yourself. We help you with working out which grants you are eligible for, so for home buyers working with us, its fantastic news! Its a step in the right direction because when the $25k HomeBuilder grant is paired with the $15k SA Government First Home Owners Grant, thats a $40,000 head start, which is awesome news for people with a low deposit currently. There is still a bit to play out here, but its looking good. Well keep you updated as we know more! 01.01.2022 3 months genuine savings... Banks vary with their requirements for deposit and savings, but if youre going with HomeStart, before approving your loan, theyll want to see three months straight where you are able to match (through savings and your rent) the projected home loan repayments youll have once your home is built. For example...... Lets say your home loan repayments are going to be $400 per week. Youre currently paying $300 per week in rent. Homestart will want to see that you are able to save $100 per week on top of your rent ($300 rent + $100 savings = $400). The best way to demonstrate this is to setup a separate savings account as it makes is so much easier to track and manage. Pop whatever savings you have in there at the start once its opened. Then set a regular weekly, fortnightly or monthly transfer of whatever surplus money youre able to put away as savings. You dont have to put the same amount into the savings account each time you do a transfer. Theyll just want to see the balance of savings growing consistently over 3 months. And importantly, if you withdraw money from that account, itll effectively reset your 3 months so above all else, dont withdraw from your savings account. Hope this helps.
