25.01.2022 So you've had a dispute with your landlord, what do you do, and who can help? First things first, try to resolve it between the two of you. Maybe the landlord won't organise repairs or maintenance you think are important. Maybe they are trying to bill you for damage you're nor responsible for (remember that condition report you did when you moved in?). The best way you can go about approaching the landlord about resolving your issue is to HAVE A PAPER TRAIL documenting the issues raised and any resolutions reached. The best way to do this is through EMAILS. If you can't resolve it between the two of you you can contact a tenancy advice and advocacy service. Most likely the previous tenants undertook an end of lease clean, which involves a deep cleaning of everything in the house. While you may have just signed a 12 month lease agreement remember, keeping on top of the cleaning throughout the year can make your last few days a whole lot less stressful. Here's a list of some of the things landlords/real estate agents look for in an end of lease clean. (If you've rented before and done an end of lease clean yourself, comment the things you forgot to do, or that you didn't think of until it came to it).

08.01.2022 Who or what is a condition report? It's a document that details the state a renal property is in BEFORE a new tenant moves in. Generally the landlord/real estate agent will go through the house from top to bottom, front to back taking notes of all the nicks and scratches in the paint and door frames, holes in the fly screens, and any appliances that don't work (dishwasher, exhaust fans, power points etc.). That way, there's a record of any damages to the property that you as ...the tenant won't be held liable for. Its also important for you to make a note of any damage you see just in case the landlord misses any, and tries to stick you with the bill. It's recommended that you TAKE PICTURES BEFORE YOU MOVE YOUR BELONGINGS IN and a VIDEO OF EVERY ROOM as physical evidence. remember to EMAIL THEM TO YOURSELF AND THE LANDLORD/REAL ESTATE AGENT for a time stamp of when you took them.
