14.01.2022 STICKY NOTE 5 | HOME LOANS & Self-Employment - First 2 Years Many people are taking the bold move to start their own businesses. This poses limitless opportunities, but also has its own challenges and particularly so in the first 2 years. Under the normal home loan application process, you would need 2 years of financial history under your ABN. Imagine you want to buy a home within the first 2 years of starting your own business...... One of the lenders on my panel has just announced their "Dual Application" process. Where you apply for a home loan as well as a commercial facility in your new business, e.g. an overdraft or a working capital facility, this will qualify as a dual application. It is a very streamlined process that is handled by a commercially minded assessor, looking at the serviceability of both the business and the home loans. Under the Dual Application offer, the 2 year ABN history is not a requirement and cash flow forecasts can be used to demonstrate servicing. How good is that...?! 14.01.2022 STICKY NOTE 8 | HOME LOANS - Teamwork I had a great experience last week when I was approached by a client of mine, requiring assistance with securing finance on a $700,000 property they were making an offer on. The vendor was already committed elsewhere, and time was of the essence. The standard application timelines were not going to cut the deal. In Australia, home loans (and all other personal loans) are regulated under the National Consumer Credit Protection Act 2009 (NC...CP Act). This requires a fair amount of compliance. There is a further Best Interest Duty on me to ensure I always act in your, the consumer’s, best interest. There was no time to be wasted I managed to offer the client product options from 8 different lenders on my panel and my client selected the product that best suited their requirements and circumstances. That specific lender then committed to a 3-day process for approval, provided everything stacked up. Tick! My client was phenomenal in promptly supplying the required documentation, answering questions, and signing compliance documentation. What a pleasure working with clients like these...!? Tick! We managed to submit the application in the shortest possible time, allowing a buffer for meeting the finance condition. 13.01.2022 STICKY NOTE 9 | CORPORATE ADVISORY We don’t know what we don’t know I saw a video on LinkedIn today of a subway stand-up comedian, pretending to stop an incoming train for those last 3 seconds before it stops. He then applies chalk dust to his hands, like a weightlifter and pretends to push the train forward again as it is about to leave. The motto of the video refers to consultants claiming credit for the changes they made to businesses. Whether that management has the insight and sound judgement to surround themselves with knowledgeable and experienced advisors, could make all the difference. We don’t know what we don’t know, and it is here where people, who have the right insights and experience could add to the knowledge base of a management team or a company board. About two months ago, I was approached by a client who I assisted before with financial advisory work, to join their board. The composition of the board has been unchanged for decades, recycling the same knowledge and experience base over and over again, with similar results. At the first meeting it was apparent that there was a glaringly obvious lack of the insights, knowledge and focus, with fundamental judgement errors being made, leading to incorrect strategic decisions. I must commend management tor making the move to bring in independent perspectives. It is the first step on a renovation journey and should deliver results where management decide to keep the focus and momentum. 05.01.2022 STICKY NOTE 7 | Medical & Commercial Irrespective of career, we are all in it for the same reason for most of it, i.e.: creating wealth. It is often regarded a bonus when you also enjoy what you're doing. The ideal career, as we all know, is where you "jump out of bed" in the morning.... Our common denominator is wealth creation and where you set that bar for where you aim to, is entirely a personal decision. And having lots of fun along the way! All of this comes down to the commercials. I am of the view that basic business acumen should be a mandatory life skill and mandatory school subject, almost like learning to swim and be water safe. Imagine how the best and highest earning careers in the world can come to nothing as a result of the lack of business skills. Similarly, a much lessor earning career with solid business acumen, can make a huge difference. How many doctors and specialists actually know what the value drivers of their practices are? What is your economic engine? How does your fee structure stack up? Do you actually know the commercials around the types of services and categories of patients you see and the mix of these? How does your fixed overheads contribute to your capacity and do you capitalize on that..? Do you own or rent your premises? 03.01.2022 STICKY NOTE 4 | Mergers & Acquisitions Over the past month, we have been inundated with calls for finance assistance with business acquisition opportunities. These range from expansions through acquisitions to management buyouts. There is an optimism and business confidence being detected and the opportunities are out there, across a wide range of industries.... Coming out of Covid-19 also offer huge opportunities for businesses looking for expansion. Following more than a year of muted results being recorded during the Covid-19, this creates acquisition opportunities for businesses looking for growth. These muted results play in favor of businesses looking to acquire. One of the methods mostly used during business valuations, is that of sustainable performance. Where results have been down for 2020/1 and government assistance would be regarded as once off (not sustainable) and therefore be eliminated from business results, it discounts the business value and creates opportunities for acquiring businesses. We have assisted a number of clients with this over recent months where the discount effect and hence the opportunity, is substantial. A number of these deals are cash flow funded, where the solid performance of the new combined business adequately supports the acquisition serviceability. 01.01.2022 LENDER PANEL UPDATE PANEL Further to our previous post to offer Australians more, and better choice with an extensive lender panel, we have just reached 10 accreditations with the addition of NAB and ING over the past 2 days. There are more to be added in the coming days.... Given the current record low interest rates, isn't it time for you to reach out and have your home or business loans reviewed? You might want to consolidate a couple of loans into one at much lower rates. We have a lender on our panel offering 4 year fixed interest rates at 1.99%...! LMI The Covid-19 pandemic of the past year also had many upsides. It moved many Australians to consolidate their financial affairs, enabled time to strategize and plan. These might include upgrading, refinancing or acquiring that dream investment property. Most lenders have a LVR (Loan to Value Ratio) conditions of around 80% for owner occupied property. In the event where you borrow more than 80% of the value of the property, lender require you to take out LMI (Lender Mortgage Insurance) protecting both you and the lender against market fluctuations as well as potential defaults. We have a lender on our panel that has waived that LMI to 22 February 2021. This is unheard of! (Conditions apply) If you have not checked in to your lender to have your mortgage interest rates reviewed or considered consolidating your debts (home loans, personal loans, credit cards, motor vehicles) into one more affordable loan product, isn't it time you had your loan(s) reviewed? NO COST Australians are often under the wrong impression that reaching out to a broker will cost them. Brokers might choose to charge a fee for their services that will be negotiated with the client, but in most instances, especially in residential lending, there is no cost to the borrower. Mortgage brokers are rewarded by the lender at no cost to the borrower. It further does not affect the interest rates or fees the borrower is charged. 01.01.2022 STICKY NOTE 10 | A GREAT STORY Gip’s Restaurant https://www.gipsrestaurant.com.au/ Gip’s restaurant is located in one of Toowoomba’s most historical buildings, Clifford House, in what used to be the grand old home’s Billiard Room and named after the much-loved pet dog of the historical owner, James Taylor. A rock commemorating Gip’s passing can still be found in the grounds today.... Craig Edser started in Gip’s kitchen on 31st October 1999 as a chef and was instrumental in building the restaurant to the prominent icon it is today, recognized both in Toowoomba and further afield, earning 4-to-5-star ratings. The restaurant offers casual café-style lunch and dinner with an a la carte menu featuring modern Australian cuisine. It is a renowned wedding, corporate and special events venue within the peaceful and quiet setting and beautiful garden surrounds. Gip’s offers casual yet sophisticated dining both in the garden courtyard and in the interior of the restaurant. Today, 21 years later, I was honored to work with and assist head chef, Craig, securing the necessary finance to become co-owner of Gip’s restaurant, effective 1st July 2021.
