17.01.2022 It certainly is not what we wanted but it is something and a great start for First home buyers or owner occupiers wanting to up/ downgrade. However, a word of warning. Do not simply take this money a build a cookie cutter home in a new development area. Asset selection is critical and if you get this wrong, you are committing to a life time of poor capital growth through an under achieving asset. $25,000 today could cost you hundreds of thousands in 10years or more - remember our post on the power of compounding capital growth. It is unlikely that you can buy a $3M home with $100k but you can certainly enter a growth property market. 01.01.2022 Sold, Under Offer and Multiple Offers recieved. I spent Saturday looking at several homes (12 to be exact) in one of my preferred markets and it could only be described as HOT!!! Quality assets in desirable areas supported by government initiatives = Strong consumer confidence and healthy competition. ... Two homes went under offer on Friday evening before opening the doors on Saturday. A further three of my top rated homes had received offers prior to the openings and all of the properties had swarms of potential buyers. The current market is largely supported by first homes buyers and those looking for a primary place of residence. Emotions are high and plenty of buyer mistakes are being made (much like those I made before I knew better). Stay safe and buy well everyone, opportunities are everywhere and I look forward to getting into the market again now the government has shown their hand.
