20.01.2022 5 Key Things to look out for when buying a home in the Wet Tropics - Our wet season gives us some unique problems and issues to deal with, including intense rainfall, humidity and minimal daily temperature variation. Here are 5 key things to look for when considering purchasing a home: 1. Roof Drainage/Plumbing needs to cope with intense rainfall periods. Gutters and downpipes may need to be somewhat oversized compared to other regions in Australia. If the drainage is no...t able to cope with the water runoff, the house could experience internal flooding and damage to walls and the structure. 2. Ground Drainage like roof drainage, the grounds surrounding the dwelling need to be able to cope with intense rainfall. The surrounding grounds should slope away from, rather than towards, the building enabling water to drain away. 3. Vegetation as we all know, in the Tropics plants grow very quickly. With this in mind it is important that vegetation is maintained, especially if it is directly against a wall or structure. If allowed, vegetation can encourage moisture and mold. Also, any trees close to a structure can adversely affect its foundations so be mindful when you inspect the gardens. 4. Corrosion (rust) with humid tropical environments rust can be a major concern. This could be evident in such areas as the roof cladding or in steel structural elements such as balcony posts and balustrades. However minor rust on roof screws/sheets doesnt necessarily mean any expensive rectifications must be undertaken immediately. There are relatively cheap and easy fixes and patches you can do to keep the home maintained for many years to come. 5. Ventilation both from a comfort of living point of view and to minimise build up of moisture it is ideal to have good ventilation in your home. Screened and secure windows are a must. See more

Traditionally, its been the buyer who will obtain a Building & Pest Report- sometimes because the bank or mortgage broker demands it as a condition of approving finance, or it could be because the buyer requires an independent and objective report on the condition of the property in order to make a decision on whether to accept the sellers asking price, or not. Its now becoming more common for the vendor to get the heads up - it is to the sellers advantage to get the report before the buyer - that way you can fix all the little easy problems that a potential buyer may baulk at, plus be totally informed and aware of any major problems that a buyer could find in a building and pest report that you, as the seller, do NOT have access to.
