23.01.2022 Gaining approval for a development is a two-step process. First you must go through all the necessary steps to get development consent. This will be issued with a number of conditions, and some of these must be met before a construction certificate is issued. No building work can commence until that construction certificate is issued. The Department of Planning and Environment recently issued a penalty notice of $3,000 to Shoalhaven Starches for constructing silos for which ...a construction certificate had not been issued. It is obviously important to meet all the conditions and get the appropriate documents before doing building works - if you are in any doubt about this, contact Alpha Omega Town Planning for assistance. 17.01.2022 It is certainly true that there are many building and/or development projects that need a formal Development Application and then (hopefully!) planning permission. You will probably be relieved to know that there are many projects you can undertake that do not need permission as they are deemed to be 'exempt development' (i.e. exempt from needing formal planning permission). Examples of these include: carports, cubby houses, driveways, roof mounted evaporative cooling units... and fences. There are many more. However, there are limits on how big something can be, and usually if you are in a heritage zone, or your house is heritage listed, or you are on a flood prone lot then you cannot undertake exempt development. Some other constraints also exist. If in doubt, check with Council. If that fails, contact Alpha Omega Town Planning for a free initial consultation. See more

09.01.2022 Sometimes, if one thing is not allowed, perhaps approval can be gained for something that is different but achieves the same purpose. Doesn't happen often in NSW though! Installing table and chairs for giants would be clever! However, a close look at the image shows it has been edited - where is the shadow of the table and chairs???
