25.01.2022 Some good news for first home buyers The NSW Government has announced that the threshold above which transfer (stamp) duty is charged on new homes for first home buyers will increase from the current $650,000 to $800,000, with the concession reducing on higher values before phasing out at $1 million. The transfer (stamp) duty threshold on vacant land will also rise from $350,000 to $400,000 and will phase out at $500,000.... The new transfer (stamp) duty threshold will be in place for 12 months and will apply to contracts executed from 1 August 2020 to 31 July 2021. The changes are part of the NSW Governments COVID-19 Recovery Plan and will support the property and construction industry, which employs one in four people in NSW and is essential to keeping jobs and investment in the state. To be eligible for an exemption or reduction in the amount of duty payable you will need to be a first home buyer who purchases a new home or a vacant block of land on which you intend to build a new home. For the full exemption to apply, the value of the new home must be no more than $800,000 and the value of a vacant block of residential land must be no more than $400,000. A concessional rate of duty will apply to homes valued more than $800,000 but less than $1,000,000 and vacant block of land valued more than $400,000 and less than $500,000.



25.01.2022 QUEENSLAND BORDER CLOSED TO NSW - Queensland Government Queensland borders will close to all of NSW from 1:00AM this Saturday, August 8 ... All visitors will be denied entry except for rare exemptions and returning Queenslanders will have to pay for 14 days mandatory hotel quarantine. Queenslands Chief Health Officer has declared all of New South Wales and the Australian Capital Territory as hotspots. Only residents of border communities and essential workers, such as truck drivers, will be able to cross the border. Exemptions including for compassionate reasons will be limited. 25.01.2022 Easing of restriction July 1 Restrictions on entertainment venues, weddings, community sport and other gatherings will be eased from today but strict physica...l distancing measures remain in place. Businesses should ensure they have a COVID Safety Plan, outlining exactly how they will maintain a safe environment for their staff and customers. The following COVID-19 restrictions have been eased from today: Kids and adult community sport can recommence to a maximum of 500 people. Cultural and sporting events at large stadiums, racecourses and motor racing tracks will be allowed up to 25 per cent of their normal seated capacity to a maximum of 10,000. These events must be ticketed and seated and follow strict guidelines. Alcohol can still be served to seated patrons only, including at conference and function venues. Cinemas, theatres and concert halls can reopen subject to the one person per 4 square metre rule. 24.01.2022 Work will soon commence on the Hezlett Road Upgrade (Samantha Riley Drive to Armbruster Avenue). The works include service utility adjustments, construction of ...new stormwater drainage systems, kerb & gutter, footpaths, road pavement and traffic signals. Preliminary work such as site compound setup, surveying and service utility searches has commenced. Roadwork will commence on 28 September 2020 and the anticipated duration of work is 12 months, subject to favourable weather and timely completion of works by service utility authorities. Roadwork will be carried out mostly during daytime between 7:00am to 5:00pm from Monday to Friday and 8am to 5:00pm on Saturdays, however due to high traffic volumes on Hezlett Road and Samantha Riley Drive, some work may need to be carried out during the night or outside normal hours. Every effort will be made to minimise noise impacts. Please note that movement of construction equipment may also occur during the night as delivery and pickup of heavy plant and equipment can only occur between the hours of midnight and 6:00am in order to comply with Police and Transport for NSW (TfNSW) regulations. Various traffic control measures will be implemented during each stage of the works, including the installation of concrete barriers to separate traffic from the work area, reduced roadwork speed limits, short term detours and side road closures. Travelling times are likely to be impacted, please travel slowly, be aware of changing traffic conditions and follow all warning signs and the direction of traffic controllers. 16.01.2022 Update to temporary changes to FHBAS The NSW Government has now introduced the necessary legislation to temporarily amend the First Home Benefits Assistance Scheme (FHBAS) and same is expected to pass through Parliament shortly. If passed, first home buyers will be exempt from stamp duty on contracts exchanged on or after 1 August 2020 where they are purchasing:... a new-build home with a value of not more than $800,000 a vacant block of land with a value of not more than $400,000 on which the purchaser intends to build a new home Concessional rates of duty will apply to new build homes valued more than $800,000 but less than $1,000,000 and vacant block of land valued more than $400,000 and less than $500,000. Heavy rain often washes FWS out of their hiding places so always be on the alert especially when gardening or digging. The funnel web spider in this photo was found recently in my backyard in Sydney! FWS have a very poisonous and fast-acting venom and quick action can be life-saving. If anyone is bitten by a big black spider always call 000 immediately.
