24.01.2022 Maleny Show - Ive attended every year of my life except when we lived on the station. Ive been involved in horse events, cattle showing through the High School, entering my cooking for judging, dancing and volunteering in the soccer food stall. I was so looking forward to taking my daughter this year for the first time.

19.01.2022 The Federal Government has announced a new scheme - HomeBuilder in an effort to boost demand in the construction sector. The scheme will give eligible homeowners a grant of $25,000.00 however there are a number of conditions. Applicable to substantial renovations or construction of new homes Recipients must spend at least $150,000.00 of their own money. Income tested - couples must earn less than $200k pa / individuals must earn less than $125k pa... New homes capped at $750k value Renovations may cost between $150k & $750k but house value must be less than $1.5m Only applies to owner-occupied homes - not investment property Not applicable to DIYers - you must engage a licensed builder Does not include structures separate to house - ie shed, pool, tennis court, granny flats. Grant available for contracts entered into between 4 June 2020 and 31 December 2020. Construction must begin within 3 months of the contract date * Disclaimer - this is general advice only and does not constitute legal or financial advice.

19.01.2022 In recent years cyber hacks have become more advanced in targeting multiple devices and networks and are conducted by highly trained and skilled organisations. A major threat to law firms in recent times has been the interception of emails to alter account details being paid to the law firm or to the client. Whilst we are only aware at this stage of law firms being targeted, it may only be a matter of time before a real estate agents trust account is targeted in relation ...to payment of a deposit. We have employed a number of measures to ensure account details are given and received securely. But we suggest employing some of the following measures yourself - whether in dealing with your lawyer or any other business where funds are being exchanged: Talk with your lawyer over the phone and not just through emails. Get a sense of their communication style and if you receive any correspondence that doesnt sound like them ring to check the authenticity. Contact details on email footers may be changed - save your lawyers phone number to your phone or write it down and call using this number and not the details in an email. Discuss with your lawyer when funds will need to be paid and the best way to pay. If you receive an email with account details phone your lawyer to check the details are correct. Similarly, if you receive an email advising account details or contact details have changed - pick up the phone. Utilise a second method of verification to confirm instructions or important details - eg a text message, phone call or a Facebook message. If youre ever in doubt about the contents of an email or any attachment - pick up the phone and check. See more

13.01.2022 The Neighbourhood Disputes (Dividing Fences and Trees) Act 2011 provides a framework for neighbours to resolve disputes about trees. The dispute may be in relation to overhanging branches or roots extending onto a neighbouring property and causing damage (eg to fencing, building foundations). The legislation provides for the neighbour to give the "tree-keeper" notice requesting the overhanging branches be cut and removed. If the "tree-keeper" does not comply the neighbour m...ay cut and remove the overhanging branches and recoup up to $300.00. Alternatively, the neighbour may apply to the Queensland Civil and Administrative Tribunal for an order to remove the branches. SELLING - Have a look around your property to see if there are any tree branches overhanging from your property onto a neighbouring property or from the neighbours property onto yours. You may like to arrange for these branches to be removed to avoid any issues during your Contract - whether from the neighbour or your Buyer. BUYING - When inspecting the property look out for overhanging branches as they may become your responsibility following Settlement to have removed.
