24.01.2022 LANDLORDS CLAIMING PROPERTY DEDUCTIONS THIS FINANCIAL YEAR Property depreciation deductions can make a big difference to your cash flow! The ATO allows property owners to claim depreciation, or decline in value, as a deduction.... As a non-cash deduction, depreciation is often missed. With tax time fast approaching, you should ensure that you are claiming all the deductions to which you are entitled to claim. Owners of income-producing properties can claim depreciation deductions related to the buildings structure as well as the plant and equipment assets within the property. Depreciation related to a buildings structure can be claimed via capital works deduction. As a general rule, residential homes in which construction commenced after the 15th September are eligible for the capital works deductions. Depreciation on each plant and equipment item, or fixtures and fittings within a building can also be claimed. These items include hot water systems, carpets and blinds. Generally, newer properties with newer fixtures and more expensive construction costs will attract more depreciation deductions simply because they have not depreciated in value as much as older properties. However, older properties still attract depreciation. To maximise depreciation deductions, property investors should engage a specialised Quantity Surveyor to complete a Tax Depreciation Schedule. The schedule has a one-off cost which lasts the life of the property and will ensure that as a property owner you claim your deduction entitlements. The fee for a Tax Depreciation Schedule is 100% tax deductible also which is great! To find out more information or should you be interested in obtaining a Tax Depreciation Schedule for your investment property, please contact Alyce at Biggin and Scott today on 0430 282 418.
23.01.2022 80% OF PROPERTY OWNERS ARE MISSING OUT! Any owner of a property that generates an income is eligible to receive significant taxation benefits. Research shows that 80 per cent of property investors are failing to maximise the deductions claimed from property depreciation and are therefore missing out on thousands of dollars in their pockets, said Bradley Beer, the Chief Executive Officer of BMT Tax Depreciation.... Depreciation is often missed because it is a non-cash deduction the investor does not need to spend money to claim it, said Mr Beer. As a building gets older, items wear out they depreciate. The Australian Taxation Office allows property owners to claim this depreciation as a deduction. Depreciation can be claimed by any property owner who obtains income from their property. New and old properties have the potential to attract some depreciation benefits for the owner to claim as a tax deduction. The widely spread idea that older properties will attract no claim is largely untrue; it is worth having an expert look into any scenario. Ensuring that the depreciation claim is maximised on any building requires a combination of construction costing skills and a thorough knowledge of tax legislation. This rare combination of skills has resulted in a limited number of Quantity Surveying firms specialising in property depreciation.

05.01.2022 ATTENTION ALL LANDLORDS! Did you know that according to the Australian Companion Animal Council, 60% of tenants are pet owners?! We understand the decision to allow pets into your investment property is very important. As a landlord, if you do choose to allow pets, there are many ways you can protect yourself including the following:... Include a pet clause in the Lease Agreement stating what sort of pet is residing at the premises and the breed/ age of pet. A pet clause states that any damage made to the rented premises by the pet approved to reside will be the tenants responsibility to rectify. Qualify pets that may suit the property. For example, if you have a large backyard then this would be more suitable for a larger, more active pet. If the property has a small courtyard, then only approve small pets. So, how can you benefit as a landlord from allowing pets? Longer tenancies: The Real Estate Institute of Australia states that tenants with pets tend to stay in the same rented premises for longer in order to avoid disruption to their pets therefore making pet owners great, long term tenants. Larger selection of tenants: By allowing pets in a rented premises, gives you a larger selection of tenants when deciding who may be the most suitable tenants. Allowing pets can significantly reduce vacancy periods between tenancies. Property security: Allowing a dog in to a rented premises can often deter break ins. Higher rent returns: Pet owners may often be willing to pay higher rent if it means the decision between keeping their pet or not. As a landlord, you can be flexible when it comes to approving pets. A property that welcomes pets has a great advantage in todays rental market. For more information, please feel free to contact Alyce today on 0430 282 418.
04.01.2022 TOP WAYS TO BOOST YOUR RENTAL INCOME! Securing a strong yield in rental income is the strategy of many property investors. Strengthening this further doesnt always have to wait until market conditions get better. Here are some tips: Adding security- ensuring that doors and windows have good key locks, and even adding a security alarm provides peace of mind and sense of wellbeing and safety. Tenants can also receive a discount on their tenant contents insurance if the dwellin...g has better security. This just adds to its appeal. Refreshing the property- adding a new coat of paint to the walls and woodwork, replacing tired or damaged flooring or making other improvement can increase the appeal of the home and can also increase its demand and rental asking price. Dont forget your tax depreciation benefits when renovating! Replace appliances- replacing the tired old oven or adding a new dishwasher always adds to the appeal of a property. Bulletproof the garden- lets face it, tenants in general dont like gardening. Therefore, a low-to-no maintenance garden will be attractive. Can the lawn area be replaced by synthetic turf? Can stones or gravel replace lawns and gardens? Can the watering systems be automated? Tenants value convenience. Street appeal- prospective tenants do judge a book by its cover so it makes sense to make sure that the cover looks great. Do the letterbox or fences need new paint or even replacing? Does the garden need a face lift? This doesnt have to cost a lot to look great! Add storage space- tenants love storage space, especially when they dont need to bring it with them. Installing built-in robes and cupboards that use space in a smart way and adding shelves in bedrooms or in the garage will make the home more attractive. Is there space under a staircase that can become storage space? Be creative!
