24.01.2022 LANDLORDS CLAIMING PROPERTY DEDUCTIONS THIS FINANCIAL YEAR Property depreciation deductions can make a big difference to your cash flow! The ATO allows property owners to claim depreciation, or decline in value, as a deduction.... As a non-cash deduction, depreciation is often missed. With tax time fast approaching, you should ensure that you are claiming all the deductions to which you are entitled to claim. Owners of income-producing properties can claim depreciation deductions related to the buildings structure as well as the plant and equipment assets within the property. Depreciation related to a buildings structure can be claimed via capital works deduction. As a general rule, residential homes in which construction commenced after the 15th September are eligible for the capital works deductions. Depreciation on each plant and equipment item, or fixtures and fittings within a building can also be claimed. These items include hot water systems, carpets and blinds. Generally, newer properties with newer fixtures and more expensive construction costs will attract more depreciation deductions simply because they have not depreciated in value as much as older properties. However, older properties still attract depreciation. To maximise depreciation deductions, property investors should engage a specialised Quantity Surveyor to complete a Tax Depreciation Schedule. The schedule has a one-off cost which lasts the life of the property and will ensure that as a property owner you claim your deduction entitlements. The fee for a Tax Depreciation Schedule is 100% tax deductible also which is great! Research shows that 80 per cent of property investors are failing to maximise the deductions claimed from property depreciation and are therefore missing out on thousands of dollars in their pockets, said Bradley Beer, the Chief Executive Officer of BMT Tax Depreciation.... Depreciation is often missed because it is a non-cash deduction the investor does not need to spend money to claim it, said Mr Beer. As a building gets older, items wear out they depreciate. The Australian Taxation Office allows property owners to claim this depreciation as a deduction. Depreciation can be claimed by any property owner who obtains income from their property. New and old properties have the potential to attract some depreciation benefits for the owner to claim as a tax deduction. The widely spread idea that older properties will attract no claim is largely untrue; it is worth having an expert look into any scenario. Ensuring that the depreciation claim is maximised on any building requires a combination of construction costing skills and a thorough knowledge of tax legislation. This rare combination of skills has resulted in a limited number of Quantity Surveying firms specialising in property depreciation.

As a landlord, if you do choose to allow pets, there are many ways you can protect yourself including the following:... Include a pet clause in the Lease Agreement stating what sort of pet is residing at the premises and the breed/ age of pet.
