14.01.2022 Are you a ‘First Home Buyer’ here in Qld looking to buy a property BUT not sure where to start, which property options to choose from, what the buying process i...s, how to find out your borrowing capacity, how much deposit do you need to get started etc? We have put together some handy tips that not only will help you understand the differences between these purchases options but may also help you save some time and money. Option 1. Buying land of your choice and building your dream home: Pros: Freedom of location, Flexibility around making some minor to major changes on how you want your house to look like when ready, Huge $ savings on overall cost as Stamp Duty is calculated on Land Only. Stamp Duty exemptions and concessions may also apply based on applicant’s first home owner’s eligibility. Property overall price would be much more competitive also as the builders do not have to incorporate their holding cost into the final price that they would otherwise have to incorporate if they had to build the house with builders own funds. First Home Buyers building the brand new property to live may be eligible for the First Home Owners Grant (FHOG). We can help you check your eligibility through Office of State Revenue. Cons: You have to wait minimum 3 months for the house to build (construction period), Interest is payable on the land loan while the house is getting built, You cannot touch and feel the property before it is built Option 2. Buying the ‘ready built / ready to move-in’ home (also known as Spec Homes) Pros: You can touch and feel the property before you buy You can buy the property and move in fairly quickly If you are happy with what you are seeing then that is what you are pretty much buying First Home Buyers buying the brand new property to live may be eligible for the First Home Owners Grant (FHOG). We can help you check your eligibility through Office of State Revenue. Cons: No freedom of land choice for its size, location, price etc Little to limited flexibility around making even minor changes on the ready built or spec homes. Stamp Duty is calculated and payable on the Full House Price (Not just the land only). Stamp Duty exemptions and concessions may alsl apply based on applicant’s first home owner’s eligibility. Property overall price would generally be higher as builders need to pass on their holding cost resulting in property price being higher in compare to homes being built through the process of buying a land and building a similar home. Option 3. Buying an ‘established home’ (i.e. the house has already been occupied/lived in by someone else) Pros: You can touch and feel the property before you buy You can move in early if the property is being vacated sooner than later If you are happy with what you are seeing then that is what you are pretty much buying however we strongly recommended you to conduct building and pest inspection to ensure that building structures are sound and safe for many years to come. You can also check the street, locality and get the feel of the neighborhood before you and your family decide to move in. Cons: No freedom of land/house choice for its size, location, price etc Every change that you desire will come at a cost to your pocket. Stamp Duty is calculated and payable on the Full House Price (Not just the land only). Stamp Duty exemptions and concessions may apply based on applicant’s first home owner’s eligibility. First Home Owner’s Grant is not currently available on established home purchases in QLD. Since it is an established home and depending on how long ago it was built, it may be outside builder’s warranty so be mindful of the potential repair and maintenance cost if the house is not under the builder's warranty anymore and condition of the house is also not overly reasonable. Whichever home options you would decide to purchase, we feel that the above information will help you make an informed decision. 12.01.2022 BOOMING South East Queensland ( WHY & HOW?): Interest rates has been the lowest in the history. Lower interest rates mean it's cheaper to borrow. Experienced investors always look for opportunities in such a market. As per the Statistics from Infrastructure Australia and QLD Government SEQ Regional Growth Plan update 2016.... Around 1500 a week are moving to South East Queensland every week. The ABS projects there will be an additional 1.4 Million residents between 2016 and 2031. The SEQ population is projected to explode to 5.5 Million by 2041. Around 700,000 new dwellings will be needed in the next 15 years to accommodate this population growth. That’s 897 new homes required every week for the next 15 years to meet the housing demand. The QLD government has allocated $134 Billion in infrastructure investment to support this massive population boom. The 350 plus major infrastructure projects are expected to support about 930,000 jobs through to 2031. All the fundamentals of the economy seem to be stacking well. This shows the excessive future demand and limitation on the supply chain, ( to put this in perspective, supply of 897 new homes per week will be super super challenging and hence constraints on the supply chain has always triggered increase in the dwelling price.) This house has been beautifully designed and built on a split level block facing the lush green reserve in the Spring Mountain. This Easter needs to be spent in our homes to protect our family and vulnerable individuals.
