25.01.2022 IN PROGRESS / Mackerel This rear wing addition to an existing holiday home at Great Mackerel Beach is layered with complexities; site orientation, steep topography, no vehicular access, no town water and bushfire ratings.

24.01.2022 Riverside Building getting stuck into the finer details at Offset House.

24.01.2022 Throwback to one of our first projects, with early sketch options for a secondary dwelling pavilion in Homebush. The design is still a favorite, with its minimal and refined planning and building form showing how granny flats can be designed better. The approval process however, was one of our most frustrating experiences, when council unexpectedly re-zoned the site as flood prone land half way through DA assessment.... Although approved, dealing with council was too much for the owners, who lost momentum with this project - it unfortunately remains unbuilt. @ Homebush, New South Wales, Australia

22.01.2022 Home stretch at Offset House.

21.01.2022 COMPLETE // Puzzle Box Maximising space and storage is important to any renovation, but even more so on smaller sites like this 190sq.m property in Sydney's Inner West. Puzzle Box features an under stair reading nook and toy storage area for 4 year old, Lylah.... In addition to extra under stair storage, the flip-side is utilised for a cleverly disguised European-style laundry and linen storage.

21.01.2022 I truly enjoy working with residential clients. There is a certain level of satisfaction in designing for the ultimate end user that is not known for other building types. Although the initial brief begins quite similarly (additional space, natural light, connection to the outdoors etc), the true requirements start to reveal themselves as the client/architect relationship grows and results in unique solutions that are perfectly designed to suit our clients lifestyles.

20.01.2022 CONSTRUCTION // Offset House In the next week, external painting will transform the rear facade of our latest construction project at Ashbury, and bringing together the natural timbers, concrete,, brickwork and roof sheeting.

20.01.2022 DEVELOPMENT APPLICATION // Glencoe Development Application lodged to Inner West Council for alterations and additions to a heavily modified federation home in Haberfield. Stripped of much of it's detail and original roof in c1940-50s, our proposal aims to restore the charm to the front facade while providing a contemporary family come for a growing family. ... The proposal includes reconfiguration of the existing plan to include 4 bedrooms and study, and a new rear addition to include a generous kitchen, dining and living room. Unusually strict planning controls in the suburb wide heritage conservation area has resulted in a modern interpretation of traditional building forms and materials.

19.01.2022 We love checking out the latest 'House Tours' on Hunting for George. Even more exciting today, to see our recently completed Newtown project, 'Puzzle Box' featured. Check out the full article: https://www.huntingforgeorge.com//puzzle-box-by-amrish-ma/

16.01.2022 COMPLETE // 3R House It's always a joy to see a space become part of our clients lives. The 'lived-in' look, (unintentionally) styled by our teenage client, Mason, who quickly claimed the bedroom originally designed for his mum. ... We can confirm that mum also loves her new bedroom, which features a large operable skylight and picture window that takes advantage of district views of Erskineville.

15.01.2022 Heading into the final few weeks at Offset House. Work is progressing well despite current restrictions. Internal painting and landscaping underway, as we keenly await joinery.

11.01.2022 We recently sat down for a coffee at Enmore House with Annika and Blake from @myinnerwestaddress. Owners Helen and Tony discussed their home from its initial $156k purchase 26 years ago, and the blood, sweat and tears that have brought them to a unique innerwest family home that they love! 11.01.2022 DEVELOPMENT APPLICATION // Carthness DA lodged for alterations and additions to a heritage-listed Victorian Gothic home in Sydenham. The house is believed to have been built c1887 by owner and builder, James Fallick. Fallick also served as Alderman for St Peters council, and was elected mayor from 1888-89.... The proposal includes a considered reconfiguration of the original service wing to house the master suite, and a new wing to replace a non-original addition. The wing will accommodate a family room, generous kitchen with butlers pantry and study, and provide a seamless transition to a raised outdoor alfresco deck and pool. Additions have been carefully designed to replicate the form of the original wing, while being expressed as a unmistakably contemporary structure.

09.01.2022 NEW PROJECT// Mascot Building your new home is a joint effort between the design team, building team, and most importantly, the client. We love when a family get as involved and excited about the process as we do. ... Yesterday, Zara planned and presented her ideas for her bedroom, cleverly zoned with reading corner, singing area and of course a gumball machine. Potential Project Name / Gumball House

09.01.2022 IN PROGRESS // Haberfield Known as the "garden suburb" for its well-kept parks and tree-lined streets, Haberfield is identified as a heritage conversation area with strict controls for development, including requirements for generous landscaped areas. Our proposal retains the existing presentation to the street, while adding contemporary amenity to the rear, opening to a large garden and entertaining area. ... Interstingly, following outbreaks of the bubonic plague in the more overcrowded parts of the inner city, the garden suburb movement was created to encourage fresh air. The 1901 landowner, Richard Stanton claimed the development to be "slumless, laneless and publess".

07.01.2022 CONSTRUCTION // Offset House No matter how many drawings, models and diagrams you prepare, it is difficult to convey the feeling a client will have when walking into their new home. It is always a joy to see the excitement on clients faces when we reach the final stages of construction, and they begin to fully understand how they will inhabit their new space.

07.01.2022 CONSTRUCTION // Offset House Ironically, Offset House stems off a symmetrical central axis. A wide, beautifully detailed hallway disects the four traditional front rooms before drawing you into the contemporary main living, kitchen and dining area. A large square window box extends the view out to the rear garden, and a feature Japanese maple. A series of large north orientated skylights flood the space with daylight that illuminates the natural materials and textures. ... The offset roof form that gives the house it's name was developed to draw light into the addition, while ensuring low visual bulk and overshadowing to the southern neighbour.

06.01.2022 "The success of the appropriately named Puzzle Box would hinge on Amrish Maharaj Architect's ability to solve a complex 3D puzzle."

06.01.2022 A strategically located window and large void floods the south facing addition at Enmore House with natural light throughout the year. As you move around the house, the window also creates a changing vista of distant treetops and roofscape views. At our most recent revisit, we were told the story behind this beautiful pendant. The owners saw it and knew it was perfect to fill the void... until bringing it home to realise the 1m light wouldn't fit through their hallway! They knocked on some doors and ended up taking it down a side alley and over three back fences to get it in!

05.01.2022 DA Approved! After some productive negotiations with @innerwestcouncil, we have secured a DA approval for our alterations and additions in Dulwich Hill. A (surprisingly) enjoyable and productive experience included open discussions with council to find a solution that satisfied the owners, neighbours, and council. We are hopeful that innerwest continues this dialog for all future applications. @ Dulwich Hill 2203

04.01.2022 COMPLETE // 3R House Being vacant for quite a few years, this Erskineville cottage was in desperate need of a makeover. Although renovation works were largely contained and cleverly disguised at the rear of the property, the heritage facade was lovingly restored and brought back to life.... http://www.amrishmaharaj.com/3r-house

03.01.2022 After just 6 weeks, we have received Development Approval for a substantial alterations and additions project in Sydney's 'Garden Suburb' of Haberfield. With council's particularly tough rules governing the suburb-wide heritage conservation area, the proposal was developed to meet guidelines in terms of building form, materials and colour, while providing a contemporary twist. The proposal includes reconfiguration of the existing dwelling to include 4 bedrooms and a study, an...d new rear addition with 6.5m high vaulted ceilings, accommodating a generous kitchen, dining, living and playroom. A detached garage nestles within the side setback to provide the new owners with a large rear garden space, in keeping with the local area.

02.01.2022 After some technical negotiations with Liverpool council, we were pleased to receive Development Approval for 4 new dwellings in Moorebank, affectionately known in the office at '4 Moore'. The dwellings consist of 4 bedrooms, 2.5 bathrooms, and generous living areas that seamlessly transition from indoors to outdoors with a strategically located central courtyard, and rear alfresco dining.

01.01.2022 As a very small business, and proud members of our local community, we are committed to making a difference. That's why we've teamed up with 'One Tree Planted', to commit 100 trees for every DA Approved to reforestation projects in Australia.
