19.01.2022 My top ‘DOs and DONTs' for off market properties. Right now, more than ever, we’re seeing a large percentage of properties sell off market. Nearly 50% of the properties I’m buying and inspecting for properties are off market. If you’re a buyer and you’re not tapping into off market properties, it’s like going to the grocery store and only being allowed into half the shop! An off market property can be exciting as you generally have limited or no competition, but they can al...so be a bit of a catch 22 as the vendor can sometimes be less motivated or a bit flaky. A vendor might also be shopping their property around with a few agents at the same time, which can make things a bit complicated. It’s important to figure out if the property is a genuine off market, or a ‘pre-market’. If it’s a pre-market property, you might not actually have the opportunity to buy it before it goes online unless you pay a bit of a premium price, so best not to get your hopes up.

This is one of the most common questions I'm fielding right now, and like many things during covid - the answer is never black and white. We’ve all heard the saying it’s all about time in the market, not timing the market. But when there’s anticipated volatility or uncertainty, it’s natural human behaviour for buyers to become more wary. Market cycles and fluctuations are entirely outside our co...ntrol, so the decision on when to buy should be influenced by factors which are within our control. 13.01.2022 This is massive news for the industry and countless Victorians who have been desperate to sell, lease or buy properties. Yet for some reason, real estate wasn't given a moment of discussion in todays press conference. The Premiers website confirms private inspections can now commence from tomorrow onwards, with the exception of metro residents being able to attend regional inspections (and vice versa). https://www.premier.vic.gov.au/statement-from-the-premier-2
10.01.2022 Off market property transactions have increased significantly since the start of lockdown, and I anticipate we'll see this trend continuing for as long as we have uncertainty in the market. Around 50% of properties I've purchased for clients or have inspected have been off market. Vendors are preferring to test the waters without committing to marketing and advertising expenses, which can be a catch 22 as these vendors can sometimes be less motivated and their expectations misaligned with the market. Not all off markets are created equal, so buyers need to be aware that these negotiations can be trickier to handle. If you're a buyer in 2020 and you aren't communicating with agents on a consistent basis, you're likely to be missing out on a significant portion of properties available for sale.

08.01.2022 I recently came across an online post which joked about how real estate agents have been suggesting that it’s both a great time to buy AND sell a property. But by definition you can’t have both a buyer’s and seller’s at the same time, so obviously the real estate agent is just putting spin on any situation to try and make a sale (I say this with tongue in cheek). 03.01.2022 I’ve been incredibly fortunate to have hit the ground running with my new business and podcast, and to have such an incredible support network around me. However, it has been a really emotionally confusing time for me over the last few months as the shadow of covid and the recent further lockdowns. Whenever I’ve felt joy or excitement over the success in my business so far, at the same time I’ve been feeling a sense of overarching dread and guilt around what’s happening in the world around me, and it almost makes me feel like I can’t experience real happiness until all of this has passed us by. I know that so many people are facing such huge challenges right now but I think it is important to try to celebrate the little wins, and like this sign says at one of my favourite little stores in Fitzroy - to accept the good!!
