20.01.2022 The reopening of private inspections saw our team undertaking over 500 buyer inspections this week along with another 100% auction success rate. This week's Update has all the details... Huge numbers as buyers respond to changes.... If you thought there were a few Demons supporters looking pleased with themselves this weekend, you should have seen the expressions on our vendors’ faces as fierce competition drove several of this week’s sales well beyond all expectations! Clearly the ability to once again inspect properties by appointment has increased the number of buyers ready to compete for the limited number of available properties, with our team completing more than 500 property inspection in the past week alone. Some of our more notable results included: Burnside Heights: 17 Mimosa Way. Close to Kororoit Creek Primary School and the shops at Caroline Springs, this three-bedroom home sold during the week at $650,000. Hillside: 6 Langmore Drive. 17.01.2022 Positive news for buyers and sellers alike The Spring property market in Melbourne’s north-west has continued to demonstrate the strong activity levels we’ve been reporting over the past month, with both buyers and sellers receiving more good news this week. The first bit of news that would have pleased both buyers and sellers this week was the announcement by the Reserve Bank that it was cutting official interest rates to new record lows. Even more important was the news fro...m the Governor of the RBA that cash rates are expected to remain at these levels for at least the next three years at a minimum. That would have given a lot of local homeowners a fair bit of certainty as they look to the future. Another trend that would have pleased local homebuyers was the fact that we have seen some outstanding new listings hitting the market recently. Of course, when it comes to good news for local sellers, you only have to look at our recent results to see how well the local market is performing. Here’s a small cross-section of some of our recent results: Hillside: 73 Saronvale Crescent. This four-bedroom home attracted such strong early interest that the vendors decided to sell in the second week of the campaign for a strong $700,000 rather than waiting for this week’s scheduled auction. Hillside: 26 Sandalwood Avenue. The curved lines of this one-of-a-kind two-storey home certainly attracted attention, with a very pleasing mid-week sale completed at $750,000. Hillside: 37 Banchory Avenue. Five bidders fought it out for the keys to this double-storey four-bedroom home (pictured). It was on the market at $720,000, but unrelenting competition pushed the eventual sale price all the way to $810,000! Sydenham: 1 Sambuco Court. 10.01.2022 Making a difference for young Victorians Here at Barry Plant Caroline Springs and Taylors Lakes we are very conscious that the results we achieve for our clients can have a major impact on the plans and aspirations of many people’s lives. However, there was one particular auction this week that had a bigger impact than most on more lives than usual. As many of our readers would already know, the Barry Plant network was asked to once again asked to assist a very special ‘vendo...r’, conducting a fund-raising auction of a brand-new house and land package for ‘My Room Children’s Cancer Charity’. Our Director, Jim Hatzimoisis, was asked to conduct the auction, (as he has done over the past few years), of a brand new four-bedroom home built by Simonds Homes in the Arcadia Estate in Officer on a homesite donated by Satterley Properties, one of Melbourne’s leading land developers. This home was sold fully furnished with around $150,000 worth of builder’s upgrades and another $85,000 worth of goods donated by caring Melbourne businesses such as Adriatic Furniture, Bunnings, Harvey Norman, Salt & Pepper and A J Beard, just to name a few. With all these donations, the entire proceeds of the auction will be going to the important cause of fighting children’s cancer at Monash Children’s Hospital. So it was exciting to see the full complement of ten bidders on site and another eleven registered to bid online. The bidding opened at $601,000 and quickly passed the reserve of $620,000 before a spirited bidding duel continued all the way to a very pleasing $695,000. The winning bidders were a couple of first home buyers from Glen Waverley. On a more local level, the strong buyer activity continued unabated this week. Our auction of a renovated three-bedroom villa in Proctor Crescent, Keilor Downs attracted 6 bidders onsite and a further 4 online, pushing the sale price to $658,500 which was more than 10% above our happy vendor’s reserve! Another interesting fact for local market watchers was that our team negotiated four strong sales results in the $1 million-to-$2 million price bracket in the past week alone, confirming the strength of the upper end of the market as well. 05.01.2022 Massive sales numbers this week have demonstrated why life is so competitive for home buyers in our area right now. This week's Update looks at what this means if you're keen to make a move in 2021. There’s no denying the numbers It’s been a big week for the property market in Melbourne’s north-west in general, and the Barry Plant team in this area specifically.... We’ve been telling you about the strength of buyer demand in our part of Melbourne for quite some time now, and the sales results we’ve reporting to you in these reports would have provided some indication of just how positive the local market conditions are. However, the ongoing shortage of available properties has continued to frustrate many local home buyers, and this week’s results provided a clear snapshot of how this works. The news that our team was able to launch 15 new listings this week would have been great news for a lot of motivated buyers. That’s 15 new opportunities to inspect a potential new home, and to make an offer that could get you closer to making that long awaited move. However, the other side of the equation, (and the good news for anyone considering selling in 2021), was that whilst 15 new listings came in, 16 properties were successfully sold this week as well! So, if you do a quick calculation, you’ll realise that the buyers have one less property to look at with our team right now than they did a week ago. Numbers like these fit very comfortably with the overall picture of the market that Corelogic provided in a recent report. They found that in the past year, (to the end of August 2021), just under 130,000 homes were sold in Victoria, despite the challenges of multiple lockdowns. Not only does this number represent a year-on-year increase of 34 percent on the preceding 12 months, but it was also 20 percent above the 20-year average of home sales in our state! This huge increase in property sales is not limited to Victorian either. There has been a similar increase in home sales right around Australia, with Corelogic’s figures showing a year-on year increase of more than 42 percent nationally. What these numbers mean, particularly if you are a local homeowner who is weighing up whether to make a move this year, is that the property market in Melbourne’s north-west is incredibly strong right now, making it a great time to stack the numbers in your favour. The one potential downside is we now have just eleven weeks until Christmas. So, the faster you give us a call to get the wheels in motion, the more likely you are to be sitting down to Christmas dinner this year looking forward to spending 2022 in your dream home.

04.01.2022 No mistaking the ‘land of opportunity’ We all know that fashions come and fashions go in so many aspects of life, and real estate is no different. But there are some things in real estate that never change, and the appeal of vacant land is one of them. We were reminded of this again during the week, with a couple of very strong sales being completed on blocks in St Albans and Taylors Lakes. Both properties attracted strong interest from multiple buyers who were keen to create... their own dream home, rather purchasing something already built. The first of these sales involved a large vacant homesite (pictured) of around 994sqm in Cambridge Crescent, not far from Keilor Lodge Reserve. With a frontage of over 18 metres and surrounded by quality homes, it was a block that lent itself to a range of housing styles and generated plenty of interest from multiple buyers. The online auction attracted five registered bidders with the successful buyer bidding from California as they were pushed all the way to $904,000. Apparently, it was Friday evening over there, so the successful bidder was enjoying a margarita with their feet up while they secured their dream homesite! Now you wouldn’t see if we were conducting the auction onsite, would you? Meanwhile, over in St Albans, a property on Main Road West drew competitive interest from buyers keen on the allotment of around 697sqm. Yes, there was also an existing house with potential for renovation, but it was land size along with the close proximity to Victoria University Secondary College that attracted most of the interest before a strong mid-week sale was completed. Of course, this week also saw our team ‘landing’ an exciting additional benefit for many of our vendors, with our online auctions now being streamed live on the Herald-Sun digital site, raising the potential audience for our vendors to new heights. The important message for anyone considering selling in 2021 is that it is now October, so there are only a limited number of weeks left for you to get your property on the market and to generate the levels of interest that are needed to achieve the best possible result.
