18.01.2022 Each quarter CommSec bring out a report that analyses eight key indicators: economic growth; retail spending; equipment investment; unemployment; construction work done; population growth; housing finance and dwelling commencements. For the first time since October 2009, Tasmania holds the mantle of the best performing economy in its own right.... Three months ago Tasmania shared top spot with Victoria. The ACT remains in third spot from NSW but both economies have lost ground on the top two. Queensland is back in fifth spot from South Australia. Then follows Western Australia and the Northern Territory. Whilst Tasmania has seen nearly 3 years of consistently higher property prices, new construction and affordability is evident the market still has more room to grow and this is supported by an average under 40 days on market for a 3 bedroom house in the greater Hobart region and sound employment opportunities. Queensland as a whole is still not showing signs to date of top growth except in the areas of population and retail spending. What does this mean? With the right government infrastructure spending and employment growth in future, together with the current low housing finance commitments (lower mortgages), further retail spending will boost the economy, supporting employment growth and consequently boost property prices. Selling your home can be an overwhelming and emotional process for some people, especially when selling under stressful circumstances. It is also challenging when you have been living in a home for many years and got so comfortable with the layout and colours the way you like, that it is difficult to "see beyond what is" and what buyers will like. So even if you have a great flair for design and colour and you ...could quite potentially buy furniture and accessories to add some pizzaz to your home, I would highly suggest getting some feedback from professional stylists on what they recommend you should do with each area. 15.01.2022 I WANT TO BUY A PROPERTY. HOW DO I KNOW WHAT I AM BUYING? Buying a property is one of the biggest investments you will make in your life with your hard earned money. This is why, it is important that you have a great team of professions that you trust. This includes your solicitor or conveyancer. Your conveyancer will advise you of the list of many searches available for you to do and this will also depend on whether you are buying a house or a unit. One of the important tas...ks they do when buying a property is a Title search to ensure the people who are selling are the people as stated on the Title. You should also search for Building Plan applications and approvals for any additions done to the home like carports, sheds, pools etc. Your conveyancer should also do a Survey Plan search, which shows your Lot number and the Lot numbers in your area. Lot and Plan (RP) numbers are numbers used by government authorities. They are different to your street address. You can find your Lot and Plan numbers on a copy of the Rates Notice. These survey plans will indicate the size of the Lot for example 637m2 and will indicate an estimated line where the boundaries (fence lines) should be. But they do not indicate them with precision. Nor does a view on Google Earth. In order to establish the correct boundary lines on your property, a Boundary Identification Survey must be done by a certified surveyor. This assessment can cost $2500-$3500 depending if you require one boundary marked or all four. There are also search fees involved, notification to neighbours for any encroachments and lodge the new plans to the Department of Natural Resources, Mines and Energy for survey records. The reasons you may need a Boundary Identification Boundary survey done include No fence, established falling fence or misaligned fence Own physical measurements are not consistent with your plan (eg should be 15m wise not 14.7m between fence lines) A subdivision of the land is intended Knockdown old and build new house It is important as a Vendor to understand the boundaries of your property, to ensure neighbours do not encroach on your property or you position a new fence in an incorrect position. This can leave you open to litigation in the Tribunal or Courts. As when it comes time to sell, should any discrepancies by found by a potential Buyer, the Contract of Sale could fall through. Or diminish the value of your land, as the Buyer is not purchasing what is stated on the Title. This is why due diligence is required on the part of both Buyer and Vendor in each transaction of sale. 05.01.2022 I am a First Home Buyer. Can you tell me about what grants are available to me? Queensland State Grant You must be at least 18 years of age. You must be an Australian citizen or permanent resident (or applying with someone who is).... You or your spouse must not have previously owned property in Australia that you lived in. You must be buying or building a brand new home (off the plan or already built) Buy a substantially renovated home * The value of the home including the land is less than $750,000. You must move into the new home as your principal place of residence within 1 year of the completed transaction and live there continuously for 6 months. Worth $15,000 If you buy an established property under $450,000 you can get a 100% rebate on the Stamp Duty. If under $550,000 you get some concession on a sliding scale. None over $550,00. If you dont have the full 20% deposit then you can apply for the First Home Loan deposit scheme. The government will cover up to 15% lenders mortgage insurance on the insurance due. There are limited grants available for this. Grants will vary from State to State. Federal Grant In addition to the Queensland State government, until 31 December 2020, an additional $25,000 is available to Home Buyers to purchase a brand new property up to $750,000 value (including land). Income limits do apply and work must start within 3 months of the contract date. 01.01.2022 WHATS THE VENDORS ROLE IN SELLING? Do you want to sell your home for the highest price and in the shortest time? Well who doesnt! But are you the Vendor, prepared to do the work required to achieve that? Selling real estate is a two way effort. In order to sell the house, thats when you the vendor need to also do your part. What are you giving your sales agent to sell? A neat, presentable and well maintained home? Or a dirty, messy, poorly maintained home? Is it your home ...that your living in together with the kids and pets? An investment property which has tenants that arent happy to move? Or maybe a property that is sitting vacant with no life in it. Bare, empty and the buyer cant see beyond the four walls in front of them. When you are ready to sell, you need to be an invested person wanting to sell. Make an effort to tidy and clean, spend a bit in marketing to ensure you get people in the door to at least look at your place. Dont over price the property with the attitude if it sells great, if it doesnt no problem. Is that a fair way to play the game of buying and selling real estate? The agents time is free until they sell. So they want to make a sale as much as you do, if not more. When it comes time to buy, you will be buying into the same market. So remember when you want to sell high, you will be buying high too. What you give is what you get. So if you give your agent a hard time, its likely they arent going to work hard for you because you dont appreciate their efforts. But if you are kind, open and set the intention that you want to sell and will contribute in any way to get the job done, then there is a good chance of a successful outcome. The hard part in this is, who is the perfect sales agent for the perfect vendor? We are all different and have different needs. Not all sales agents are created equal and not all of them are good (or bad). So ask around, have conversations with your prospective agent. Do you trust them? They may be a veteran in the industry or they could be a newbie whos keen to show you everything they have learned to date if you give them a go. You decide. Listen to your gut feel. Not the numbers, not the endless statistics and bragging about the agency they work for.
