One would cost 645K and be worth 750-800K, without building the other house thats 100-150K gross profit. One is 1.2mill cost with build costs of 500K per house, sell both houses at 1.5mill each, THATS 800k gross profit! Another deal is 2.5mill cost to do the project with 500K gross profit to be made.... AND is 490K under the median price!! Tidy and is very rent-able in the Bulimba state school catchment area. Why so cheap? Its in an area with some ugly power lines. Guess what that ugly area is about to be next to a new riverside lifestyle precinct and the power lines are future planned to come down, no... more buyer objections its suddenly a very desirable area. AND its flood free, walking distance to the ferry and all Oxford street has to offer. There is also great scope for renovation in the future to turn into a premium property once this area gentrifies.
