12.01.2022 This week one of our investigations was requested by an owner in Fitzroy North VIC 3068. ANZ Engineers Pty. Ltd was issued to investigate the floor movement and the issues causing damage to the house. At this property there were uneven floor levels, cracking of the arch and moisture in the walls. Here were some of the issues we had found. Poor Plumbing... Roof drainage showed the gutters were full of vegetation. This stops water from properly draining from the property. Any overflow can cause excess water to pool in areas surrounding the foundations causing movement in the floor levels. Trees Large trees were located at the rear of the property. Trees can cause a drying effect on the soil conditions. In reactive sites, the surface movement of the soil can be affected by these factors.

10.01.2022 This week one of our investigations was requested by a resident in Armadale VIC 3143. They had multiple issues and cracks forming in their separate external cottage. They contacted ANZ Engineers to determine the causes for the crack and damage. Here were some of the issues we had found. Poor Roof Plumbing Poor Roof drainage has caused excess water to seep through the wall and has weakened the adhesive between the wall and the cornices. This has caused the cornice to dislodge from the ceiling. Other cracks are present all over the house and the causes will be further investigated in the full investigation.
