17.01.2022 The Institute of Architects NSW Chapter understands the government's desire for a build-to-rent model in the market to attract institutional investors, supporting both the supply of housing and employment in the construction sector. The Institute is concerned, however, that unless there is careful consideration of both minimum amenity requirements and secure non-subdividable tenure, the outcome could be limited lifespan and poorly maintained apartments. Additionally, the prop...osed removal of the mandate for boarding houses in R2 low density zones could see this typology disappear from many parts of Sydney where it is needed most.
