A recent application for a home purchase was refused as the applicants statements showed a $5.90 per day coffee purchase that the lenders assessor could not find an allowance for in the living expenses listed. Once the $5.90 was allowed for in the applicants expenses, the $2,153.50 yearly expense was the difference between the applica...tion being approved or in this case declined. In the last two months, lenders have changed their lending policies increasing the level of detail required around expenses. Your actual expenses can be the difference between a declined application or one that is approved. There are a number of budgeting tools available to help you track where you spend your money. The governments Smart money website has a user-friendly budget tool available for free.

As per my post on 28 June there are many people who said interest rates would be increased by the reserve bank before now. The reality is no one has a crystal ball as to what rates will do as the Reserve bank board take many data-driven indicators into account prior to making their decision each month. Forget media beat up. Rather follow the data and the facts provided to us from the Reserve bank.

11.01.2022 House price affected by finance accessibility and decisions enforced by APRA. Today, I read a Corelogic published article written by Tim Lawless, which contains the following graph. I found it interesting and thought it was worth sharing to demonstrate the effect decisions made by the Australian Prudential Regulation Authority (APRA) to control lending limits can have on, firstly the change in Investor housing credit and in turn the change in dwelling values.... What many people are not aware of is, lenders change their credit policy and often raise interest rates to comply with requirements handed down by APRA. A simple example is when APRA required the lenders to reduce to 10% the number of investment loans they issued, the banks with a large amount of investment lending raised interest rates to reduce their competitiveness and discourage investors. You could easily argue this simply meant the lenders were making a higher profit on any investor loans they did issue. Once they reached the APRA targets they eased their credit policy to attract more investor business. I find it an interesting discussion topic which can be further enhanced by the data in the graph. 07.01.2022 Happy New Year 2019! 2018 saw very little change for existing clients already in good home loans. Everything was stable with no change to the cash rate by the Reserve bank. However, there were big changes for people wanting new loans with the banks tightening lending criteria in response to the Royal Commision findings. The biggest change is greater scrutiny of an applicants expenses and living costs.... If you do not have a New Year Resolution, but want to get a new loan or refinance an existing loan soon, I suggest your resolution should be to think before you buy something you do not need, Cut back on the luxury expenditure and look at ways to save on living expenses while still maintaining necessities and some lifestyle/entertainment expenses. I am often working with new and seasoned investors who are trying to budget for a new purchase without knowing how much they can expect to receive in rent. If the property is not currently rented the next best way to determine a rent figure is to have a local rental agent view the property and give you an appraisal. I would suggest not using a rental estimate provided by the selling agent as they generally do... not specialise in rentals. The other resource available for Queensland rental properties is, the median rental data collected and shared by the Qld Rental tenancies authority.
