22.01.2022 Secondary Dwellings and Lofts over Garages in Marrickville (Inner West Council). From about March 2020 we have had an increase in designing and lodging Development Applications for secondary dwellings and Lofts over garages, particular in Marrickville and the Canterbury-Bankstown area of NSW. To promote this type of development I have attached some extracts from the Marrickville DCP 2011. An example of one loft that we have recently completed for a family which constitutes tw...o parents and four children aged between 18 and 28 years old is attached. The existing garage was modified to provide stair access to a large loft area with a bathroom. Let me make it clear from the outset, NO KITCHEN facilities are allowed in a Loft over a garage in Marrickville. The Loft ( sometimes referred to as a Studio) is designed as alterations and additions to an existing dwelling and must comply to Part 4.1 Low Density Residential Development of the MDCP 2011 and 4.1.7.5 Lofts over Garages (and other controls). If you are considering a kitchen and laundry facilities in this space then read the section attached called SECONDARY DWELLINGS, part 4.1.3.4 of the MDCP 2011. 21.01.2022 On this day 22nd April 1915 Mudros harbour in Lemnos were busy preparing for the attack by Allied forces to the Gallipoli peninsula. Here are some of the drawin...gs and notes by Herbert Hillier of a view of Mudros Bay in Lemnos 1915. 'Our battleships anchored in Mudros Bay. Fortunately these don't need "tuning up" for the forthcoming operations, as they are at concert pitch, always. On our own little ship we do the usual "physical jerks" ? exersises in silence, but its very inspiriting to watch the whole personnel of the battleships doing this "double" of "high stepping" around the deck to the music of the ship's band'. 21.01.2022 This is an amazing recent discovery in Positano Italy, highly recommended visit to the Museum and the Roman Villa of Positano. You will see the most amazing fresco's and detail.



18.01.2022 I attended The Sydney Build 2019 Expo held on the 14th and 15th March in the Hordern Pavilion & Royal Hall of Industries, Moore Park Sydney, it was very interesting and educational this year. There were many 20 to 30 min presentations conducted in both buildings, covering topics about; FUTURE of Construction, BIM & Digital Construction, Entrepreneurship, Housing Now, Application of Robotic Navigation Techniques in Construction and Remedial Works. A fresh change were the 'Wome...n in Construction Networking' meetings and talks, very interesting. Overall the Expo was very well organised, good exhibitions ( with many free handouts/samples), many presentations to choose from ( average 20 mins each) that would interest Architects, Engineers, Builders and persons interested in the Construction and Building Industry. Note; Good opportunity for CPD, some presenters offered in office CPD presentations as well! See more

15.01.2022 In 1990 I was engaged by an amazing client to design this fantastic home on an absolute beachfront site, that extended out onto the rock shelf of Jibbon Beach. A young Architect's dream site, with a northerly aspect towards the clear blue waters of Sydney's Port Hacking Bay, cooling southerly breezes, and only a few steps to Jibbon Beach and the walking trails of the Royal National Park. The environment suited a design that was simple in shape, and proportion and built from ...local materials that would endure and look great in time with little maintenace ( similar in ethos to the colonial cottages of the 1820-40's in NSW). Walls; Cavity Brick, bagged render with water repellant additive Windows; Western Red Cedar primed and painted. All Exterior Timbers; Recycled 300x300mm Ironbark Posts, Lintels, Beams and Mantel shelf c/o Metropolitan Demolitions Sydney, denailed and bees waxed/oiled. Roof & Guttering; Custom Orb Colorbond XSE for extreme environ. Ground Floor Internal Ceramic Tiles; Green in Herringbone Pattern supplied by Johnsons Aust. Entry Court; Local Stone flagging. This home sold in March 2019 for approx $3 million, the current photos attached are courtesy Ray White Double Bay 2019. Awards; 1991 Shire of Sutherland Merit for Civic Design- Detached Housing. 1992 BHP Steel & Coil Products Division and Metal Building 'Award of Merit".

09.01.2022 This project involves the demolition of a 1930's single storey facebrick bungalow in Earlwood NSW, which also has a 1960's style fibro addition at the rear, to make way for a Modern Two Storey Residence for a large family with young children. The existing bungalow only had three small 'dark' bedrooms, one bathroom and the living area was centrally located in the building with poor natural lighting and poor ventilation. The existing kitchen was in poor condition, in a small en...closed room accessed from a door on the closed in rear verandah, with no visual connection to the large rear garden. The site has a rectangular shape ( area 585.3 sq m) and slopes down from the street/footpath about 1.7m in height, with distant city views to the north and north-east. At the first site meeting the owner, who is a local Builder, the decision was made to design the structural walls using a DINCEL WALL SYSTEM, the floors and roof from reinforced concrete, and the internal walls to be non-load bearing metal stud framed lined with various materials, eg plasterboard or timber depending on the design of each internal area. The DINCEL Wall system provides excellent water proofing and finish for the basement areas, saves over excavation of the basement as for conventional waterproofing on conc block walls. Dincel system speeds up construction, and the steel reinforcement is simple to install. The owner ( Builder) also believes that he can reach lock up stage within 3 months, which includes the concrete roof in Class 1 off-form finish. Stay tuned over the next 3 months See more

06.01.2022 The builder allowed all of July and August for the concrete slabs, concrete roof and DINCEL walls to dry out completely. Test panels of the DINCEL wall system were set up in the front and rear yards, primed and painted with different products and paints. The selected finishing process for all the Exterior Dincel walls is; 1. Sand all the walls with 60 Grit paper in a vertical direction, taking care not to damage corners. 2. Hose off dust and allowed to dry for a day. 3. Wate...r seal all cover plates with top grade sealant. 4. Prime all the exterior walls with a top quality UMP Vinyl Primer, allow 3 hrs to dry. 5. Apply 'Emerclad Facade', a high performance water based protective facade coating. The builder will apply 2 coats, allowing 1 day to dry between coats. ( this is a highly flexible waterproof coating, with excellent resistance to UV light and air borne pollutants). We will monitor the facade coating of the DINCEL walls over the next 2 weeks. 04.01.2022 The Site is located in Marrickville, an Inner Western suburb of Sydney, which is an attractive option for inner city living for young families. The streets have a mixture of Architectural Styles such as 1860's Terrace housing,1890's Victorian homes and this 1910's Federation bungalow. The Parents have two sons at Primary School and need more space. "We want the home addition to compliment the Existing House and blend into the landscape, with pops of colour, redolent of a 'Mondrian Painting' set against the busy, noisy Sydenham Road and surrounding Industrial activities."

01.01.2022 Alterations and First Floor Additions to a Dwelling including an in ground swimming pool and garage upgrade. Client; About 2014, a married couple, in their early 30's, with a new born child and one on the way, purchased a corner block, two bedroom, 1930's style brick bungalow, with a timber framed small first floor addition. The dwelling was in need of repair, a new kitchen,new bathroom, extra 2 bedrooms, a safe stair case, an open planned living area connected to outdoor e...ntertaining and modern garden for a young growing family. The existing timber framed first floor bedroom area was very hot in summer, cold in winter and required constant air conditioning through the year. Budget; $300,000.00 (swimming pool and Landscaping, was Stage 2 of the project- Budget; $50,000.00) Demolition commenced on the 19 November 2017. The Dwelling with 4 bedrooms, swimming pool area and landscaping was completed on the 30 March 2019. See more
