25.01.2022 When negotiating, one should never assume, I have seen too many agents selling a positive that is irrelevant (i.e. school catchment when buyer have enrolled in private school). A better approach is to listen to what the other party is saying, but even better is to ask the right questions. For example, a buyer might say I want minimum 1,000 sqm, 4 bedroom house with 4 bathrooms, then the agent should ask the buyer, why? The answer might be to build duplex in future and need room for inlaws. With this knowledge, then you know maybe 800 sqm is sufficient, and a cheaper house that is 3 bed and 3 baths could work as long as you can easily build a granny flat with the additional budget. Asking the right question is the most important skill when negotiating. #askericwong #commonsensical

While setting a lower guide will help increase interest, it can create distrust if the price is at a level that is considered to be under-quoting. The best way is to set a real price guide, with the lower of the range, the walk away price (any lower, vendor will walk) and adding a 10% premium as a definitely considered price (higher, the vendor will not wait).
