18.01.2022 Out in Mosman doing some carpentry and guttering work. Replacing rotting lining boards after leaves fit in under the tiles. Keep note these gutters were cleaned by professionals every year, leaves under tiles generally don’t get cleaned out. Reset the gutter so it falls in the correct direction for drainage.

09.01.2022 Owners decided to remove the existing decking and go all new boards for a streamline look into the back yard, boards going down nicely. Few rotten sections replaced from the existing deck structure. Pavers are laid.

08.01.2022 The final result.... 1 extremely happy family moving in to their new altered home. Opening up and moving the position of the kitchen has the real estate agent informing the owners that this has added value to the property already. Changing a downstairs en-suite to a ground floor WC giving a more versatile area which can benefit from AirBnB. Refreshing the pergola to provide shade during the harsh afternoon sun. Along the way many repairs were made to the previous builders... repairs including a gap in the bathroom window that allowed rainwater to flow down the wall and rot the 2nd floor joists. With thanks to ARB Plumbing, Drainage & Gas For all the plumbing and gas works, and quick response when the fencing contractor (not involved with our works) nailed a gas line and almost shut the street down. #dialbeforeyoudig. Thanks to Innovative Fire Services for the electrical work, including discovering and rectifying the previous owners bypassing the meter board and running a dangerous live wire with no circuit breakers under the house. The owners had a building inspection, Assemble master rectified all these issues and more. Even with a building inspection, things like a very dangerous meter bypassed electrical circuit was missed, its these things that costs lives. 06.01.2022 The new owners taking no time in making changes. Settled yesterday. Start work today. Rip out kitchen, take down a wall opening up the space to make way for a new kitchen and dining area. Some changes to the en-suite and make a more usable area, teenagers retreat or in-laws accomodation. ... ARB Plumbing, Drainage & Gas did a fantastic job all the gas and plumbing works they will return once the kitchen is installed. See more
