The person who is most successful with investing is usually the one who -actually- did something as soon as they could.... Trying to learn everything or timing the market might only be serving as excuses youve made to stop yourself from taking the leap and getting into the market. Dont worry about being the most clever person regarding property. Do your homework and hold the property long term for successful investing.

15.01.2022 Searching for the next "hotspot"? Be careful, or you might get burnt The term "hotspot" doesn't sit well with us. When we're researching property for you, we actively avoid them. Here are some of the reasons we don't like areas dubbed "property hotspots".... If an area has been dubbed a hotspot, it's probably already experienced a period of quick growth. If you buy now, you've missed out on this growth. Hotspots are normally promoted by media and gain notoriety as the place to buy. If too many investors flock to the area, it can become an "investment ghetto". This happens when the investors greatly outnumber owner-occupiers and means you're competing for tenants. Data on median house prices can be easily manipulated by a few actions. A single subdivision sold at higher prices will indicate quick growth, but this isn't always reflective of growth in the whole area. All data, and particularly data for the property market, needs to be looked at in context aside our research criteria. This criteria considers other factors like population growth, infrastructure and employment.
