22.01.2022 Getting close to hand over.... Whilst doing a key hand over this morning we drove past Michelle's dual key home on the Sunshine Coast. Although practical completion is not yet complete, next week we should be all finished and ready for the final key handover. This particular home will rent for just over $730 per week and cost a total of $590,000 to build. It's a quality dual key home on a big 680m2 block and is a 220m2 build.... Notice the size of the yard and how much room there is, this is kind of rare with dual key homes as they are often placed on smaller blocks to increase the rental yield. If you can afford it, I highly recommend going for the bigger block!

20.01.2022 What I love about this dual key home is it's size and layout. Many dual income properties are built with ROI in mind first, or at least from an investors point of view, chosen with ROI in mind first. In doing so, they tend to lean towards smaller builds, on smaller sized blocks and in areas where the land is cheaper but the rental yield is still ok. This is fine, but it's lacking the growth component we talk about when investing in dual occupancy homes. 19.01.2022 Nitin's dual key home is powering along with the external walls now up as well as internal plasterboard. This particular property is very high in rental yields, this is one of those packages that we know others find difficult to put together. The reason for that is because Nitin was already signed up with another property, we basically had to beat what he just put an Expression Of Interest on.... This is where we go over and beyond to win business. To make a deal like this work at the budget we had it was an accumulative effort of both the builder, the developer, the sales agent and us as the promoting agent for the builder. I was out on site today checking on the progress of one of our new dual key builds and thought I'd take you through a quick run through of the smaller 2 bedroom side of the auxilary dwelling. Ulimtately we ended up on the Northside of Brisbane because we could secure a great size block and a nice big build for a very reasonable price that will return attractive rental yields. ... 15.01.2022 Some wonderful initiatives coming out of the State and Federal governments at the moment to assist in the economic recovery. On top of the $15,000 first home buyers grant, there's a $25,000 new home build grant and just announced an additional $5000 to go towards those in regional QLD. $100 million towards social housing, this will again prove to prop up the housing market.... $50 million for local governments to upgrade community infrastructure. $10 million to go towards Home Assist, a govt. run program to help the elderly upgrade their homes where needed. Plus agriculture and aviation assistance as well. This is a great step in moving our state forward, now we just need her to Open The Boarders!

We need to keep our finger on the pulse - if you don't regualarly go and visit new estates as they come up or are proposed you are missing out on opportunities.... 2. It gives us a chance to visit our existing client builds and make sure everything is up to scratch and moving forward smoothly. 3. We promote ourselves as being property experts in the Brisbane market. 09.01.2022 I'm often asked by interestate investors why they should use us over our competitors. There's many reasons, but one big one is that we're here, on the ground and investing in property in the same areas ourselves. Because we're on the ground we get to see all the small (and big) nuances that occur when packaging up full turn key homes for our clients.... Take this block for example, this to an investor would look like a great block on paper. It's big, 521m2, it's at the end of the street and only has neighbours on one side. By all measure it looks great. Even to a first home buyer it would look great as well as it's very affordable. But there's one big thing that would have been overlooked here especially if the buyer was interstate and that's the fact that the block is right next to power lines, not massive power lines, but bigger than normal. This for a first home buyer is a deal breaker as the valuation won't stack up and will almost definately result in the contract crashing. For the investor, sure they may get through on valuations but do you think finding a tenant might be a little more difficult and long term capital gains affected? Land cost $280,000, construction appx $450,000 sale price $850,000. Time frame - around 6-7 months. ... After almost all expenses this deal will be left with around $100,000 in equity for the new buyer to either roll over into a new deal or pull out as income and realise the gain. 05.01.2022 Super excited to be watching Michelle and Andy's dual key home take shape. I'm really liking the 3+1 dual key configuration for a few reasons. 1. You get about the same amount of rent as a 3+2 bedroom dual key home, a little less but as a general rule not to much less.... 2. The build is usually a bit more affordable. 3. The block doesn't need to be as big, but if it is as big there tends to be more back yard. 4. The one bedroom unit just has more room to move than a two bedroom unit. 05.01.2022 Here's a great duplex we built for one of our investors with around $100,000 in equity uplift. We like to encourage our investors to draw down on the equity we help them build and put it into another property to build their portfolio. Many investors stop short of just one or two properties because they do it all wrong. Doing it this way, where you're manually forcing equity into a deal from the first day it's complete is a game changer. As long as the rental yield will come ...close to paying of the interest after tax depreciation you can afford to hold a property like this for just a few bucks a week and continue on building your portfolio for the long using free money. This is the easiest way to build a scalable property portfolio that won't leave you high and dry should the market conditions change at any point.

It's now at lock up and we didn't have the keys (nearly at hand over) but we had a sticky beak around anyways. This build is a cracker! It's 3 + 2 bedroom configuration totaling 200m2 that we built for only $485,000. At $600 per week, the rental yield for this investment will sit around 6.5% which is a fantastic achievement for this price level.... We look forward to seeing the finished home... watch this space!
