23.01.2022 Because it's cold and wet outside, today's maintenance suggestion is inside in the warm. Fans in your home help to clean out smells and moisture, but if they can’t do their job efficiently it can lead to mold. Remove and clean bathroom and kitchen exhaust fans to keep them running smoothly and extract the moisture out of your home. https://buildinginspectors.org.au/

21.01.2022 Most savvy buyers will get a pre-purchase inspection as part of their decision-making. An experienced building inspector will identify any issues and flag any urgent or longer-term repairs to a buyer. That means you'll have to fix those problems anyway or make some concessions. As a seller, it's a good idea to get your own inspection done before your home goes on the market because it allows you to fix any problems before they are discovered by the buyer’s inspector. Ultima...tely it will put you in a better position. https://buildinginspectors.org.au/

18.01.2022 With some bad weather expected across SA today, consider pruning back any overhanging tree branches from your house and fencing to prevent them from doing damage should they fall during storm activity. It will also reduce the amount of debris falling into your gutters. With strong winds predicted later, it's a good idea to pack away any loose garden furniture as well. https://buildinginspectors.org.au/

18.01.2022 BUYER TIP Buying a home can be an emotional experience, and it can be very easy to let your heart not your head do the thinking. It's important to assess a home thoroughly and objectively for any signs of current or potential problems. Always do two types of checks. The first can be your own initial appraisal, which should then be followed up by bringing in an expert who can make sure the home is free from serious defects.... https://buildinginspectors.org.au/

16.01.2022 When it comes time to rebuild, repair or move a fence, you should supply your neighbour with sufficient notice in writing a notice of intention, which should be delivered personally or sent via registered post. If your neighbour disagrees, they have 30 days to respond with a cross-notice, which may detail any objections and counter proposals, but they don’t have to provide details. It’s only if you take the matter to court that your neighbour will have to provide a good reason for their objection. Consent can be assumed if you don’t receive a written objection within 30 days. www.buildinginspectors.org.au

12.01.2022 Are you thinking of a sea change? If you're building close to the beachfront then chances are you will need to use products designed to deal with strong winds and are resistant to corrosion. Check with the local council about specific planning requirements, particularly when it comes to wind loadings, because it may influence window sizes and the roof structure, as well as the need for galvanized structural steel and stainless steel brick ties.... 12.01.2022 DID YOU KNOW? Spas are generally treated the same way as pools when it comes to access control and should have Council approval. It is not sufficient to rely on a spa cover as a safety barrier, because it can easily be removed. https://buildinginspectors.org.au/

11.01.2022 Now that we've all shivered through SA's coldest day in 32 years, it might be time to give your wood heater or fireplace some love. Check the chimney or flue for any cracks or gaps through which embers can escape. Outside your home, make sure there are no overhanging branches near the chimney, and prune them back if needed. Build-up of residue inside chimneys and flues can block them over time with combustible material, so if you have a flue brush then draw it from the top do...wn a few times to dislodge any loose materials. You could also consider an approved additive to the fire to help keep things clear, otherwise make a diary note to get a professional chimney sweep in for a thorough clean. https://buildinginspectors.org.au/

09.01.2022 Did you see our latest editorial in yesterday's Home Magazine? If the pandemic has got you thinking about a tree change then make sure you have a read before setting up a home among the gum trees! For more top tips go to www.buildinginspectors.org.au

08.01.2022 BUYER TIP Large trees might offer amazing shade and a great natural aspect, but they can also be the cause of a number of serious problems that can be costly to fix and potentially reduce the value of a home. It is common for their well-established root systems to block drains, cause damage to paths and can even undermine house footings. If there is a home of interest that has large trees close by, remember that these might be impacting on stormwater, sewer drains, and found...ations. 08.01.2022 Resurfacing bathroom and laundry walls and floors might give a room a fresh, modern look, but rather than pulling up old tiles and re-doing wet areas there are plenty of examples where a ‘quick-fix’ is taken by tiling over the top. While it may be technically possible to tile over tiles, it is a practice normally avoided by professionals because existing tiles can be worn-out, damaged by humidity or have uneven areas. Most importantly, it is likely to have locked in a pre-existing dampness problem. www.buildinginspectors.org.au

08.01.2022 Mould grows anywhere wet or damp and can often be prevented by proper ventilation. It’s best to remove any signs of mould and identify the root cause. Because mould might be growing in areas not easily accessed or spotted, such as within wall cavities, it's best to engage a reputable building inspector for a better understanding of the problem and what can be done to fix the issue. www.buildinginspectors.org.au

07.01.2022 It is concerning to read that 68% of pools in the Adelaide Hills failed a safety audit. If you're looking to buy a home with a pool then having a safety check by a specialist inspector will determine whether the pool is compliant. One of the most common problems are gates that don’t swing away from the pool area or automatically latch when closing. Other issues can include dangerous gaps around the safety fence of more than 100mm, climbable objects right against fencing, and gates and fencing that are not rigid enough. www.buildinginspectors.org.au

06.01.2022 It's important for homes to be well-ventilated and free of as much moisture build up as possible. A musty smelling room could be an indication of an underfloor ventilation problem, and spaces with moisture can often attract termites. www.buildinginspectors.org.au

05.01.2022 Is a pre-purchase inspection worth the investment? You betcha! Having a pre-purchase inspection done by an experienced building consultant assists you in making an informed decision about a potential purchase. To the untrained eye a home might appear to be in good condition, but an experienced and reputable building consultant can look for problems lurking below the surface and ‘see through’ coats of paint. 05.01.2022 Don't be fooled by the glimpses of sunshine we've enjoyed today - more bad weather is about to hit this week. If you can, get your property prepared for the wild conditions that are predicted to arrive as of tomorrow. Clean up around the house and fix any damage that's been caused from the weekend's wild winds. Loose items such as trampolines and outdoor furniture can easily become airborne in windy conditions, so secure or put them away to prevent damage being done to your home or a neighbour's property. https://buildinginspectors.org.au/

03.01.2022 BUYER TIP If you're planning on going to an open inspection this week, the predicted rain might actually work in your favour. When it comes to stormwater, the aim is to channel it away from the slab or footings so they stay dry and sound. When wandering around outside a house on the market, keep an eye out for downpipes that don’t connect to the system and whether stormwater is pooling near the home.

02.01.2022 Living on the coast is on the wish-list for a growing number of South Australians, but expect a relentless attack by salt and sand particles. You'll need to maintain stainless steel items, as well as giving windows and flyscreens a regular washdown. A timber deck can extend a living area, but consider using a composite product made from recycled materials, which look great but are low maintenance compared to timber. Any external surfaces not washed naturally with rain need to be hosed down regularly to remove salt build-up. https://buildinginspectors.org.au/

02.01.2022 After yesterday's rain there's every chance that things are still a bit damp outside, so here's an inside job to consider if you are confident enough to tackle it. Caulking - the thick, flexible, adhesive material that seals around sinks, bathtubs, toilets and where wall and floor tiles meet - needs to be properly maintained and replaced at regular intervals. As a general rule, caulking should last about five years, but humidity, cleaning, pre-existing mould and how it was ...last applied all impact on replacement timing. Make sure you remove all the old caulk and clean the tiles or surface thoroughly before applying new caulk, and then remove any excess. https://buildinginspectors.org.au/
