25.01.2022 OPTIMISED DUAL OCCUPANCY DESIGN Your new home design should yield occupant comfort through positive spatial experiences and wellness architecture via healthy building materials, abundance of natural light, cross ventilation and bringing the outdoors in. The cumulative outcome allows the occupants to lead a wholesome lifestyle in a warm and welcoming home which improves productivity. The internal spaces can be zoned for noise and lesser activity areas underpinned by quiet zen ...and working stations- however small. Clever Lighting should attune with our Circadian rhythm as we do spend too much time indoors. The critical Council Planning requirements of minimum garden area, permeability, site coverage, sustainability, and appreciating neighbours amenities will go down well with Council and the local community. Why not turn nature strips into annual meeting, swap and share space, vege gardens or wild flower beds - havens for fauna. We are talking about maximising living space in crowded cities where land is scarce. There are some superb new building material like paint without all the harmful chemicals, phase change insulation which warms and cools the built environment, aerated concrete slabs and walls, roofs with inbuilt solar panels for generating electricity and heating water, window glazing which are switchable and others which are clear solar panels and the list goes on. Enough to deliver 10 star rated homes or some which are Net Zero buildings. See more

24.01.2022 Melburnians are more practical! Sydney harbourfront houses are valued up to 97 per cent more than other waterfront homes, according to Knight Frank’s latest Australian Prime Waterfront Index. Sydney was followed by the Gold Coast, where waterfront properties command a premium of 66.5 per cent (up from 64.1 per cent); Perth 53.6 per cent (similar to a year ago); and Brisbane, up 45.1 per cent. This was Brisbane’s first year included in the index. However, waterside living was less popular in Melbourne, where the premium dropped from 30.4 per cent to 27.3 per cent. Melbourne buyers preferred access to private schools and shopping villages over waterside living.
