01.01.2022 Ive sold a handful of properties as an auctioneer for private sellers. All sold, all had bidders, and all the owners had little idea what they were doing. One sold $100,000 above the reserve (Dickson). What does the reference to private sellers mean? It means that many auction successes are a simple product of pure market demand and supply shortage. The best analogy (i am not a fan of horse racing) is the Jockey of Black Caviar - the most successful horse in Australia rac...ing history - many agents are the jockeys on the back of the auction. It doesnt matter whos riding its going to be a winner. Without a doubt, agents that sell via auction are more skilful than the run-of-the-mill agent. It is harder work selling via auction than simply putting a price on and negotiating to 98% of what the owner wants. However, the strength of demand can cover up the errors and omissions of agents. An adequately motivated and incentivised agent can get the seller more. As buyers, overworked agents with minimal incentive (flat and base fees) are agents that wish to turn the sellers property over as quickly as possible and are the ones that you should target when it comes to pre-auction offers. Worse are compromised agents wanting to get buyers sale or property management listing. If the seller is auctioning their home, they generally stand to attain 97% of the proceeds and the agent, the lawyers and advertisers the remaining 3%. In almost all cases - 100% of the negotiations are handled by the agent. Remembering most agent stands to get a flat $15,000 or $10,000 or 1,2,3% of the sale price. There is a plan to implement pre-auction offers. When working with me, its a process of collaboration and with you asking the right questions of the agent provided by me. They shouldnt know Im behind the scenes. There are about 4 proven series of interactions that work. In many ways, its a bit like the 4-step opening chess move. We do need to, however, have an understanding of our opponent negotiator - NOT THE SELLER - the agent and what motivates them. There are agents that have a predilection to selling prior to auction; there are some agents (which us auctioneers love) that rarely if ever sell pre-auction.
