25.01.2022 Bent flashing installed to roof of unit complex, the builder or roofer probably thought no one would ever see it.
25.01.2022 Tramex Moisture Encounter commonly used by Ausinspect had false reading when in close proximity to a neon light on a bedside table. All testing equipment has limitations, important to know and understand those limitations for correct diagnosis. https://vimeo.com/316020404
22.01.2022 The following review gives me great work satisfaction. Peter Troublesome Rachel reviewed Ausinspect - Pest & Building Services 5 star 16 July at 23:57 Firstly, I would like to thank Steve from AusInspect for just completing a pre-purchase pest inspection on a property I had already received an independent building and pest report completed by another company. ... I was not satisfied nor confident in the report that was completed by the other company, therefore after researching and reading reviews, I decided to contact Steve for a second opinion. Steve's written report is very detailed and informative. And the additional walk and talk video report is a very valuable source of information that shows exactly how good and professional he is at his job. The video explains plenty and makes you feel as if you were there with him during the inspection. He provides sufficient information throughout his reports and his recommendations is based on his experience and also backed up with facts from proven research. Steve responded within 24hours wanting to do the inspection, however he was not able to due to not having complete access to the property (fault lies with real estate). On the day full access was organised by agent, I immediately messaged Steve to inform him to contact the real estate and a few hours later I received a text message from Tammy AusInspect that Steve is on his way to do the inspection. Service and promptness can not be any better!! I highly recommend Steve from Aus Inspect and will be definitely saving him to my important list of contacts. My lesson learnt: Contact Steve from Aus Inspect the first time to get a proper full inspection and save myself hundreds of dollars. See more
22.01.2022 Vendor - pre-sale report indicated property had no known evidence of termites, or current termite activity, report advised that interior, exterior, roof void and sub-floor areas were accessed/inspected. Would be a bit hard to miss this type of termite damage and ongoing activity had the sub-floor area been accessed. Dense spider webbing together with rusted, seized hinges to door of sub-floor would indicate that no one had crawled through this sub-floor for many years prior to me having the privilege.
21.01.2022 Close call, heading through intersection with a green light within the the speed limit when a car pulls out in front of me.
21.01.2022 Ant capping might look ok around the edges upon visual inspection. It is through the rust in ant capping, between bearer and brick pier footing where termites gain concealed egress. Be aware.
21.01.2022 Metal skillion roof inspected flying my drone reveals moisture egress through rusted sections of roofing. Patching a roof with tape will fail over time, use of thermal imaging from a drone gives me the ability to asses details in the infrared spectrum. Ausinspect continues to provide clients with quality reports together with a Walk-n-Talk Video of inspection.

19.01.2022 The addition of using a drone with thermal imaging where possible adds enormous value to my inspections, the level of detail that can be seen from above is priceless at times. Reflecting on the difficulty and cost of obtaining the appropriate Remote Pilot (RePL) Licence and Remote Operators Certificate (ReOC) has proven to be well worth the effort for my clients. Ausinspect will always endeavour to improve.... Let us not forget - during this Covid-19 period, to ask others if they R-OK. See more
19.01.2022 Termite activity concealed by gypsum plasterboard linings. Without the use of Thermal Imaging, Moisture Encounter, Termatrac and many years of experience this Termite Activity would probably not have been detected. Termites have been attracted to moisture from a leaking flashing to roof/balcony above. Inclusion of flying a drone with thermal imaging, enables improved initial diagnosis of building faults.
19.01.2022 Ausinspect doing onsite recycling, crushing brick debris, utilising cushed material as backfill against retaining walls, the fill is well draining, self compacting, retaining walls have been waterproofed, waterproofing protected with sheets of corflue, 100mm absorption drains in sock covered with geotech fabric. Job done right prevents future issues. Site kept clean during works, a clean site is always important, it is not hard to work clean and tidy. Ausinspect - Crush N Save service is a service I provide on a limited basis, Crush N Save and SkippyBag service is primarily an add on service when I am carrying out my own sub-floor reconditioning work.
18.01.2022 Inspection of roof reveals solar panels with dead cells that are overheating. Advantages of utilising a drone with thermal imaging.
17.01.2022 During these trying times, we need to remain strong so that we can look after each other. I spent this weekend deep cleaning and polishing a large 1000sqm commercial office space. Cleaning all office desks of any residue, be it finger prints, dust, sanitiser residual, cleaning of keyboards, photocopiers etc'. Also cleaned glazing where persons typically place hands and leave fingerprints or body smears. Washed and polished hard flooring. Spotless.... Deep clean of carpets, skirtings, walls and furniture. Commercial toilets/ammenities, full scrub of any residues, all amenities polished. All air-condltioning filters cleaned to perfection. I choose to lead by example during these difficult time, some extreme hard yakka will make a big difference to other persons health and wellbeing. These times will pass, do what you can to make your immediate surrounds better, inturn making areas safer for others. Last but not least, check on those around you, ask them from time to time if they R-OK. Some people find these times overwhelming, they may lack the positive attitude.
17.01.2022 Termite treatment under decking can be challenging.
15.01.2022 Reflecting as the build nears completion.
15.01.2022 The attached article is a must read. I have spent decades trying to get the message across where hazardous fungi exists in or under a building. I have developed solutions for improving sub-floor environment and cleaning of fungi within and around buildings. You get to live life once, health and wellbeing is precious. No use wasting it away due to Sick Building Syndrome.... http://www.dailymail.co.uk//Push-national-inquiry-mystery-
15.01.2022 A podcast where I was invited as the guest speaker. One may find it informative. Sheds light on building/pest inspections and my inclusion of Walk-N-Talk Video. https://www.sydneypropertyinsider.com.au//ep26-building-an
15.01.2022 These days, adding solar panels to a roof has real benefits, these include a reduction of electricity bills and/or having broader environmental benefits. In this case a 35 year old house has had an array of solar panels added to the roof a few years ago, the live loads (weight) added to the timber trussed roof frame have caused a serious deflection in the concrete tiled roof, the top cords of the timber trusses have deflected (sagged) to a point where any added load could cau...se the timber members of the truss to simply snap, this inturn can cause a partial collapse of the trussed roof frame. If one truss snaps, it is not uncommon for two or three additional adjoining trusses to also snap. The consequence can be that the concrete roof tiles together with the solar panels fall through the ceiling into the habitable area of the dwelling. A potential for structural failure of the roof frame is a real risk in this instance. This is a case of solar panels being added to a roof without necessary consideration of the structural adequacy of the roof to be able to carry the added weight of these solar panels. A lay homeowner can remain oblivious to the possible risk of a collapse of a roof frame after having the installation of solar panels to a roof. I suppose the lesson to be learnt, is that it would be prudent to have a building checked by an appropriate professional periodically, even if it is simply for the purpose of a second opinion soon after any major works have been performed on any building. 15.01.2022 Feeling it is important to understand that the explosion that caused massive damage in Beirut was actually the explosion of the grain silos.
14.01.2022 Nice spot to stop for lunch - Kamay Botany Bay National Park - Kurnell
13.01.2022 Today I inspected a roof of a block of units by flying my drone, I wonder how many years this roof has had damaged roof tile details that have gone undetected by building occupants, strata/body corporate. Large holes in a tiled roof can never be a good thing. The value of flying a drone over a roof is really a game changer, particularly on these larger blocks of units. Having obtained my drone licence I am generally able to fly the drone if weather permits. Sydney does have ...many areas classified as no fly zones, areas close to Airports, military areas such a Richmond or Sydney Harbour are some areas classified as no fly zones. https://vimeo.com/375375116
12.01.2022 Soft wash together with general pest control treatment has improved the street appeal of this house, also has brightened the owners day with clean windows/glass that are near invisible, most importantly, pests are generally not attracted to, clean/dry, building details. Building details that are washed in a timely manner will have an increased durability. All buildings should ideally be washed once every 2 years as a general rule of thumb. A house that is well looked after ma...kes for a pleasant home, this is one asset that should be kept well maintained. Ausinspect is proud to have the ability to soft wash buildings with soap, clean windows, carry out pest control treatments and where necessary alter building details as a licenced builder in NSW - Builders Lic'-45109c. Steve Koelewyn T/A Ausinspect, often provides prudent advice based on many years of hands on experience, in addition to building consultancy, Steve continues to develop new techniques and products with the intent to improve other peoples lives. Walk-N-Talk video of inspections is priceless, provides comprehensive detail of the inspections. See more
12.01.2022 Cleaning colorbond roofing with soap is worth the effort. Last Monday, June long weekend, I finally got around to washing my own roof. Bluescope Steel technical bulletin 4 advises that Colorbond should be washed with mild soap every 6 months.... I had not washed this roof for many years, roof had thick lichen growth together with black mould, once washed properly, the Colorbond has come up like new.
12.01.2022 Drone enables inspection of upper limbs within trees canopy, very useful when trying to identify bracket fungi that inturn indicates concealed decay or epicormic limb growth, both can potentially lead to an unforeseen structural failure of tree limbs. Also nice to be able to get up high to see termite damage/workings, high within trees canopy. Having both an RePL (Remote Pilot Licence) and ReOC (Remote Operating Certificate - CASA) enables responsible use of a drone if needed when inspection properties..
11.01.2022 Buildings and structural details are often complex, building failures often occur, prudent inspections/reports are important. Seeking advice and/or a second opinion is really a simple matter of due diligence.
09.01.2022 Termites are fascinating. Just another example why I am addicted to termites. https://www.news.com.au///37244623438995aa2c258de164554964
08.01.2022 Observation of a roof using thermal imaging when flying my drone reveals faults that simply can not be seen visually. Using my drone to fly over properties being inspected, is a valuable addition to services I am able to provide. I am a licenced drone pilot (RePL + ReOC) that also has extensive building experience/knowledge.
07.01.2022 Inspecting a roof with a drone is priceless, in this case I could see the top of the chimney has large openings where the cowl has been removed or fallen off, these opinions are causing significant falling damp to areas below, the damp inturn can attract termites. Without the use of a drone, it is not possible to see such a detail as the apex of the roof is simply not accessible without building scaffolding. Having my Remote Pilot Licence enables me to inspect roof details in a manner that otherwise would not be possible. In Sydney it is not always possibly to fly a drone due to proximity of airports and helipads, however, when the drone can be flown, the added ability to observe roof details is simply priceless.
07.01.2022 Sunday task, after washing the cars/bike/truck, was time to soft wash the white roof of my carport. Colorbond should be washed with soap every 6 months according to "Bluescope Steel technical bulletin 4.". These images where I have done a soft wash of the corrugated metal roofing emphasise why it is so important to wash colorbond in a timely manner. Any home and/or building owner pays good money when buying or installing Colorbond, a soft wash with soap will bring back the Co...lorbond to a similar condition that it was when it was originally installed. Soft wash adds years of durability, enhances the visual amenity and also improves the overall street appeal. A pressure wash unfortunately will not achieve a similar result, soap used when soft washing with some scrubbing, releases lichen, moss, mould and accumulated debris. See more
07.01.2022 Things you have to do, to inspect a roof, that can't be reached safely off a ladder, tied to the drone as I perform a tethered flight. Having my Remote Pilots Licence proves beneficial to my clients again and again.
05.01.2022 Flying a drone to inspect the roof reveals a dead cell in solar panels fitted to the roof. Advantages of utilising a drone that includes thermal imaging when have a property inspected. Ausinspect utilises a drone as part of the inspection whenever possible. Steve is licenced to fly RPA's and also has his current ReOC .
04.01.2022 Adventure tourism such as this to Mt Yasur on the island of Tanna in Vanuatu may not be possible in the future. Standing on the rim of an active volcano is an experience of a lifetime. Seeing/feeling the awe of a volcano can not be described in words. Yesterdays White Island NZ eruption clearly emphasises the risks involved in such adventure tourism, however often risks need to be taken to learn and appreciate nature, at times nature can be totally unpredictable.... In my opinion risks to ones personal safety still need to be taken from time to time, to push the envelope, as this is, at times necessary to learn, develop and/or test the boundaries. I believe that it would not be good to ban such adventure tourism as a knee-jerk response to yesterdays White Island eruption. See more
04.01.2022 Ausinspect Encourages Prudent, Timely Building Maintenance. Soft wash of building elements can be a low cost restoration. An example of washing of metal roofing details together with solar panels.... Rule of Thumb - Wash Exterior of Building once every 2 years. - Repaint once every 8 to 10 years. https://vimeo.com/224830856 See more
03.01.2022 Flying a drone for a roof inspection can reveal cracked/broken roof tiles that otherwise would not have been readily observed. Having got my RePL - Remote Pilot Licence I can now utilise a drone if weather conditions are reasonable and the property is not located within a restricted fly zone or a No Fly Zone. The advantages of having the ability to view the roof frame above is priceless. Always seeking to improve services. Had my first drone in 2012 but could not use it comme...rcially as I was deterred from doing my Pilots Licence. I recently took a full week off work and got my Remote Pilot Licence. See more
03.01.2022 Appreciate the feedback. Alexandra MacFarlane 18/11/21019 Totally blown away by how thorough Mr. Koelewyn was for a recent home purchase. He left nothing out, no tile/stone unturned and I am left with no surprises for my "forever" home. As a person who does not build for a living, thank you for your thorough investigation, no holes barred in your in-depth reporting.
01.01.2022 New Developments in South Western Sydney. These greenfield sites continue to expand the suburban sprawl of Sydney's outer suburbs. Edmonson Park is developing rapidly since the opening of Edmonson Park Train Station in February 2015.
01.01.2022 Damaged wall cladding observed above high roof line using my drone. Pool solar heating matting over roof has limited efficiency in heating of pool water. Boxed guttering is full of leaf litter, silt and debris, restricting adequate water runoff that inturn contributes to overflowing of guttering during periods of rainfall. As a licenced drone pilot, I am able to include drone footage when I'm inspecting buildings where flying a drone is permitted. Flying ...a drone to inspect roofs is not always possible, many areas in Sydney have no fly zones, flight also can not be undertaken in rain or periods of high winds. With many flight restrictions, I have still been able to fly a drone during most of my recent inspections. See more
