25.01.2022 It is that time of year when The Block is coming to the most critical time...the Auctions. These houses will be absolutely magnificent even though there have been so room reveals that have been completed in too much haste. At this stage of the game my estimate for the sale prices will be something between very high $2m's maybe $3m for the smallest and perceived not the best (Sarah and Jason) to the high $3m's and at a pinch $4m for the very best. Are they exhorbitant prices? No! The land alone is worth a smidge under $2m each. Whatever they are sold for will be the best investment you ever made. Rental approximately $3,000 per week and they will be positively geared. these are "forever" homes. I will be able to estimate prices better once I have been through them. Stay tuned....



24.01.2022 I can't believe people could be so stupid. Two couples bought the two houses that were up for auction on Saturday which were acquired by the government in Clifton Hill for the East/West Link. Do they think Victoria will be governed y the Labor government forever? Just a tip......don't renovate. Hopefully at the next election the Liberal government will get in and go ahead with the East/West link

08.01.2022 I've just got back from inspecting "The Block" houses. WOW! WOW! & WOW. Each house has fabulous attributes however some of the houses have better attributes than others. Hannah & Clint have removed the spa and replaced it with some great decking. I think Hannah & Clint and Jason & Sarah's houses will really appeal to families with younger children or who don't want the up keep of the pool.They have really come up well compared to what you see on the TV. My least favorite hou...se is Ronnie and Georgia's. Except I love their beautiful front lead light windows. I don't think they were worthy of winning 7 rooms out of 12. Fabulous looking "Tim the Tool man" garage but not one power-point in the the whole place. I thought their upstairs above the garage was ordinary. I just love what both Sticks & Wombat and Josh & Elyse have done. I wouldn't be surprised if Sticks and Wombat won. However having a "real"swimming pool could get them over the line. In order of my personal favorites I will estimate what they will sell for 1. 46 B Regent Street Sticks & Wombat - Est Sale Price $3.1m 2. 46 A Regent Street Josh & Elyse - Est Sale price $3.115m 3. 46 E Regent Street Jason & Sarah - Est Sale Price $2.98m 4. 46 D Regent Street Hannah & Clinton - Est Sale Price $2.9m 5. 46C Regent Street Ronnie & Georgia - Est Sale Price - $3m Having said all that, I would buy anyone of them as the things that you don't like can be easily changed. No matter which one you buy, you will have bought a bargain. As I said earlier, the land cost nearly $2m, the build would have cost at least $1.2m and to finish the interior off at least $400,000 including furniture. With all the studio's above the garages, they would rent out really easily. They have their own entrance and all you need to do is put in a Freedom Kitchenette. A beautiful and an investment!
