24.01.2022 Backyard Grannys HOT TIP Making granny flats more spacious for family Decorating your granny flat does not mean you need to compromise on the feeling of space or luxury. There are many ways to keep your space looking modern and bright and we would love to share some of our tips with you.... CHOOSE ONE TYPE OF FLOORING To create a nice free-flowing feeling, we suggest you choose one type of flooring to be run through your living and kitchen areas. A wider floorboard or larger tile gives the flooring an expansive look. PAINT IN LIGHT COLOURS Painting in light or pale colours creates the feeling of more space. The light colours bounce the natural light around the room. If you paint your skirtings and door architraves in a slightly lighter shade than your walls, it will also make these surfaces visually recede. MIRRORS, MIRRORS, MIRRORS Mirrors are an obvious choice for creating the illusion of space. The benefit of mirrors in your granny flat is they reflect natural light and visually expand spaces. SLIDING DOORS Hinged doors that need space to swing take up valuable space. Opting for external glass sliding doors is a great option to increase your internal light and extend your line of sight into the garden. Internally, the installation of timber cavity sliding doors are also very effective way to create more space. MINIMALIST FURNITURE Steer clear of large and bulky pieces of furniture. Instead opt for small, space saving furniture. Choose a sofa with legs, to raise it off the floor and select small side tables instead of bulky coffee tables. MULTIPURPOSE SPACES Don’t let extra space go unused. Create a small office nook by utilizing an empty space. By building a simple and efficient workstation into the wall, it takes up little room and leaves an open path to the bedroom. USE YOUR WALLS Utilize your wall space to perk up your granny flat. Use white picture frames and small wall items to keep your granny flat looking stylish, but spacious. 18.01.2022 One of the main questions we get asked is "Do I need to provide off-street parking for my granny flat?" The short answer is no. According to the Affordable Rental Housing SEPP, when you build a secondary dwelling granny flat, the only requirement you need to follow is providing pedestrian access. You can decide to provide your own parking space if your block provides the room, however the rules state it is not a requirement.... 02.01.2022 NO COUNCIL APPROVAL REQUIRED IN NSW Did you know that you don’t need council approval to build a granny flat on your property? This means that you can have a 2 bedroom granny flat built in your backyard, with no council approval, without neighbours objecting and approved in as little as 10 days.... Got any questions? Feel free to ask below --------------------------------- In 2009, the NSW Government released the Affordable Housing State Environment Planning Policy (SEPP) which permits all residential home-owners with a property larger then 450m2 (which also has a minimum 12m street frontage) to build a granny flat on their property. The NSW Affordable Housing State Environmental Planning Policy (SEPP) was introduced in 2009 allowing granny flats in NSW to be approved as a complying development in just 10 days. This legislation means that residential homeowners do not require granny flat approvals on their property subject to some minimum requirements. The minimum site requirements for a granny flat approval as a complying development include: Property must be a minimum 450m in area Property must be zoned residential Property must have a 12 metre width at the building line of the existing dwelling. If your property does not meet this requirement you could apply for an attached granny flat. Maintain a 3.0m setback from the rear and 0.9m from side boundaries Maintain a distance of 3.0m from any existing trees that are over 6m in height Maximum 60m external area for your granny flat
