25.01.2022 Ipswich is Changing! Recently, we carried out a preliminary investigation into the Draft Ipswich City Council Planning Scheme Framework for some of our clients. This review was for the first round of public consultation that ended on the 28th June. Dont be alarmed if you missed your chance to have your say as there will be another formal public consultation period before the Planning Scheme can be adopted. The next round of consultation has not been booked in yet but is expected to happen sometime after the local Council elections in March 2020. For more information you can visit Ipswich Councils New Planning Scheme webpage here: https://www.ipswich.qld.gov.au//new-ipswich-planning-scheme

25.01.2022 Did you know...? Encroachments may exist on your property, even if you think its clear that a fence or structure is in the correct location. A Consulting Cadastral Surveyor is the only type of Surveyor who can declare a material encroachment following an Identification Survey. http://www.bairdandhayes.com.au/memorandum-to-our-legal-fr/

23.01.2022 Do you know where your boundaries are? Not all fences are in the correct location. So before you build a new fence, shed or extension to your house call Baird & Hayes to carry out an Identification Survey or Detail Survey of your property.

23.01.2022 Baird & Hayes are committed to keeping up with current practice and theory in both Planning and Surveying. This is so that you can get the most out of us as your project is carried out. This week our Planner, Liam Henry, is in Gladstone for the Planning Institute of Australias QLD State Conference. This mornings lecture is on Digital Megatrends in Planning.

22.01.2022 Baird & Hayes have recently successfully obtained approval for this office tower with restaurant and shop on the ground floor at 90 Limestone Street. The development will complement the highly successful multi-use site at 88 Limestone Street as well as the nearby Courthouse and Hospital precincts. It is a landmark site which we will be very excited to see once fully constructed! http://www.bairdandhayes.com.au/projects/

22.01.2022 This week we featured in the Ipswich Business Group 'Meet the Locals' Blog, alongside 2 other Ipswich Businesses.

21.01.2022 Baird and Hayes are experts in Titling - inclusive of preparing what is referred to as a Building Format Plan. This is where two dwelling units or more exist on the one Title and a particular type of Survey Plan is required to determine the exclusive use areas and common areas for each unit. A type of development that would require a Building Format Plan is a Dual Occupancy. If you would like to know more please visit our website or contact us on (07) 3812 2076. www.bairdandhayes.com.au

20.01.2022 Surveyor and Antarctic Explorer Syd Kirkby speaking to those in attendance at the Surveyors Trust AGM and end of year function. What a man! Google him and you will see for yourself just how influential surveyors have been on Australias history.

19.01.2022 Subdivision - how to / how much? This is generally the first question someone has when trying to hive off the back yard to create a new lot or two. Baird and Hayes are experts in managing the process for you. Read our latest blog post here to find out more about subdividing land: http://www.bairdandhayes.com.au/subdivision-how-to/

19.01.2022 Ever wondered if your fence is on your boundary? Or does it look a little skewed?

19.01.2022 FYI to interested residents and business owners. The Ipswich City Council website shows that the Draft New Ipswich Planning Scheme is being prepared as we speak. However, before this happens we should expect from Council a review and response from all of the submissions made during the early consultation period. It is not yet known when the feedback will be provided from Council to the public. If you have any further questions, please do call us on (07) 3812 2076 or email [email protected] right away. https://www.ipswich.qld.gov.au//new-ipswich-planning-scheme

18.01.2022 "Being a Good Neighbour" is a Community Engagement Guide prepared by the Urban Development Institute of Australia. This 2018 paper is based on research that highlights a mixture of issues that Planning Consultants and others need to consider when developing land. One thing about Impact Assessable applications that some may not know is that during the process of Public Notification, the public can make Submissions in SUPPORT of the project (not just an objection). You can read... the paper here: https://www.vision6.com.au/v/59049/3883661/email.html See more

12.01.2022 Late 2019, early 2020 - Baird & Hayes had the pleasure of working on behalf of Beekeeping Supplies Australia - a Farm Supply Outlet operating out of Carole Park - for the extension of their premises and revision of car parking and outdoor storage areas. We take great pride in assisting all types of businesses to achieve whatever it is they need to keep operating!

12.01.2022 The 2019 Surveyors Trust Networking and Lunch event is on today. This year, representatives from Baird & Hayes have heard from Dr Karen Joyce of She Maps. A wonderful program encouraging diversity and equitable access to drone mapping courses and tech.

12.01.2022 Peter Henry, Owner and Consulting Cadastral Surveyor at Baird & Hayes, introduces in this short clip the idea of carrying out an investigation as soon as possible, to help determine the feasibility of your development. https://youtu.be/g9e5AguS0Ng

11.01.2022 Hi there - If there are any questions in relation to the following principles and practices adopted by us in relation to COVID-19, please contact the office on (07) 3812 2076 or email [email protected] Firstly we are still OPEN FOR BUSINESS! Secondly (thankfully!), because we work outdoors, we do not need face to face meetings with you or your tenants to do our job (Survey, Measure Ups, Inspections, etc). We also do not require access inside your house!... However, as the Surveying part of our business involves visiting your property, Baird and Hayes would like to assure everyone that we are following the expected and up to date procedures announced by health professionals and the government to help minimise the impacts of COVID-19. For all of our staff we have adopted the following principles (among others) and aim to practice these as best as we possibly can: *Wash your hands regularly *Cover a cough or sneeze dispose of tissues and wash hands immediately *Dont touch avoid touching the face *Keep your distance avoid close contact with others *Stay home if experiencing any of the published symptoms *Get help if experiencing any of the published symptoms These principles are practiced by our staff, always, both inside and outside of the office (at your property, at their home, everywhere!). Stay well over this difficult time and remember, Baird & Hayes is still open for business!!

10.01.2022 Recently, there has been an increase in the number of Show Cause and Compliance Notices issued by Council. Receiving a Notice from Council can be for many reasons the result of neighbour or passer-by complaints, the end of a development period or a property inspection carried out by Council Compliance Officers. Both Business and Residential Owners can receive a Notice. If you have received a Notice or any form of correspondence (telephone or email) from Council, do not be alarmed, stay calm, and contact Baird and Hayes! We can assist you with addressing the Notice in the correct manner to help you avoid the potential for further Enforcement through Penalty Units and Fines.

10.01.2022 Baird & Hayes work closely with a range of professionals in the Building and Construction Industry as well as others in the fields of Law and Real Estate. 06.01.2022 Did you know?... a Granny Flat is more formally referred to as an Auxiliary Unit. This type of dwelling is a Secondary Residence, no greater than 50 sq.m., and has only one bedroom. An Auxiliary Unit cannot be sold separately or registered on its own Title - this would therefore make it a Dual Occupancy. The Ipswich City Council recently made changes to the guidelines for Auxiliary Units. This information can be read here, or, by contacting Baird & Hayes to determine if you can build what you want to on your property. https://www.ipswichplanning.com.au//ips_implementation_gui

06.01.2022 FYI to Ipswich Residents and Businesses - Ipswich City Council received 510 submissions from the community and other stakeholders in relation to the draft Strategic Framework. Council have responded to these submissions and now have moved on to the preparation of the draft Planning Scheme. There may be some goals in place regarding timeframes, but it does not appear 100% clear yet as to whether the Scheme will be ready prior or after the Council Election. Either way, things are happening! If you need help with your property please get in touch and we will assist right away! https://www.ipswich.qld.gov.au//new-ipswich-planning-schem
