Speak to your bank manager or broker and get your pre-approval for finance in place before you make an offer on a home. Doing this first will avoid heartache and also help with securing your position in the negotiation process. Sellers will take a buyer’s offer much more seriously if their finance is pre-approved and they are in a position to buy. 2. Invest in a Building & Pest Inspection. Our agents can also offer recommendations for a local, reliable company to book in a building & pest inspection at your property of interest. If issues arise in the property, try not to be put off by really minor issues as there is no such thing as a perfect home. However, it is very important to consider major issues carefully as these can be expensive to rectify your solicitor / conveyancer will guide you through this process. 3. Book a Pre-Settlement Inspection. Pre-settlement Inspections are not mandatory, but we highly recommend that you arrange to do this with your agent to ensure nothing has changed before settlement is finalised.
