24.01.2022 Generally, a rental property that is well maintained will increase in value and attracts better quality tenants. Tenants also seem to stay longer in a rental property where a landlord keeps on top of the maintenance which they are responsible for. One of the most common reasons why a tenant moves out is because they aren’t happy due to the lack of maintenance being attended to or the timeframe in which it gets actioned. Want a few tips? Read our latest blog here: http://barossarentals.com/why-you-should-maintain-your-ren/ #rentalmaintenance #barossarental #propertymaintenance

22.01.2022 We currently have many people wanting to move to the Barossa and surrounding areas, but there seems to be a shortage of properties to meet the demand. 22.01.2022 Beware of rental scammers! We received a call from a prospective tenant enquiring about one of our rental listings on the internet. This seemed normal, however, the enquirer went on to say they had seen the rental property listed on ‘Gumtree’ as well. The enquirer told us the landlord had contacted her directly (via email), promising the property to her and asking her to pay two weeks in advance, along with the bond of six weeks rent. The landlord then advised her that he w...ould post out the keys, and that he would contact us and advise us that he had decided to rent the property out to her. The truth to this scenario is that the prospective tenant had been ‘scammed’ by a fake landlord using the details from our legitimate listing on internet. This case shouldn’t put anyone off from searching for properties on-line, but you need to remain aware to minimise your risk of being scammed. 13.01.2022 How do we determine ‘fair wear and tear’? This can be a contentious issue between landlords and tenants when it comes to reaching agreement on what is ‘fair wear and tear’ versus what is ‘excessive wear and tear’ at the end of a tenancy, and who is responsible to rectify any issues. See our latest blog for details. We're always glad to be of service! http://barossarentals.com/how-do-we-determine-fair-wear-an/

05.01.2022 The joys of Rental Management... but I must admit most times the situation is resolved amicably especially at the end of a tenancy!

04.01.2022 Who is responsible for pest and vermin eradication during a tenancy? It’s a million-dollar question which can cause conflict between a tenant and landlord, but it shouldn’t if you stick to the general guidelines. It doesn't automatically sit with the landlord on all occasions. The first question to ask is when did the pest problem arise? See our latest blog for more! http://barossarentals.com/who-is-responsible-for-pest-and-/

01.01.2022 Wow, thank you, we don't need to find the words to tell you how passionate we are about our business when our clients say it for us: I am just writing to thank Lisa Akeroyd and Barossa Rental Specialists team for their incredibly professional service. I have been in the industry a long time, in another state, and have never quite seen such professional service and efficiency in the property management industry. I am an incoming tenant for the first time and I was also relo...cating to the Barossa and as stressful as that process was my experience in locating a rental property was made incredibly easy by clean and simple good old fashioned service and attention to detail. Lisa was the only property manager in the Barossa to keep in touch with me and assist me with same. I will ensure my family, who are all residents here in the Barossa, and their friends are made aware of this super team. Thank you again Amanda St Clair #mybarossa #relocateBarossa
