16.01.2022 One of the many property myths that swirl around our market is that spring is not only the best time to sell but the only time on both counts, that’s wrong. Every season has unique advantages. There’s no wrong time of year to sell if you’ve prepared your property and chosen a great agent. The determining factor in helping you maximise the value of your home is the fundamental laws of supply and demand. When a wave of properties hit the market, you’ll find pressure on your a...sking price. In summer, everyone prepares for seasonal holidays, and that typically results in a fall in the number of properties going on sale. That’s despite the fact buyers remain in the market, many of whom couldn’t find what they wanted only a few weeks earlier. Many features of a home, such as a swimming pool, spa and outdoor entertainment areas, play much better in summer than at any other time of year. Those in beachside suburbs could not have a better time to sell. We see many families looking to climb the property ladder in the summer months. With everyone at home and on holidays, people feel more relaxed and ready to tackle something as major as a move. Here are some key points about selling your home close to Christmas and in the New Year that will help you consider your options: 1. This year, the pent-up demand for property because of Covid-19 means the spring sales season will extend into summer, keeping many buyers in the market. 2. Summer sees many prospective buyers with time on their hands because of their holidays, and they’re more prepared to take their time to inspect properties. 3. Property features such as a swimming pool, spa, entertainment area and lovely gardens are real deal-clinchers in summer months. 4. It’s easier to be noticed by buyers in summer rather than be lost in the marketing noise of springtime. 5. Buyers are often optimistic at this time of year and more willing to consider options for their future around Christmas an enthusiasm for a new start in a new year. 6. A fall in the supply of properties in the summer months gives you a greater opportunity to hold your ground on price, thus maximising the value of your property. Be aware, of course, this works both ways if you’re buying your next home. 7. Consider staging your home for a summertime sell. Light furniture materials, such as wicker, and bright colours for throw rugs and cushions, help enhance the wonderful feel of summer. 8. Consider an upgrade to your entertainment area, and make it a real winner for prospective buyers. 9. Focus on the front of your home to make a good first impression. Keep the lawn well-watered and mowed. Consider mulching the flowerbeds so that the plants do not dry out. Consider planting some shade trees to create ambience. 10. Make sure windows, sills and paths are clean, as dirt and dust accumulates with a mix of heat and summer rains. See more

08.01.2022 Once again this week we are happy to report that the high levels of buyer activity that we have been reporting across the bayside suburbs over the past few months are continuing unabated. Not only is our team at Barry Plant Frankston receiving strong enquiry levels in all price ranges and for all types of property, but we have continued to achieve some outstanding sales results for our happy vendors despite many Melbourne residents still being in holiday mode. Two recent sale...s provide a telling example of just what is happening ‘on the ground’ in the local property market right now. The appeal of a low maintenance lifestyle produced strong buyer interest in a renovated three-bedroom villa unit in Allied Drive, Carrum Downs. This property provided close proximity to Rowellyn Park Primary School, fantastic parks and walking trails and a local favourite, Frankies Café, not to mention quick access to Peninsula Link. As a result, it attracted interest from a mix of first home buyers, investors and local downsizers, with competitive interest driving the sale price to a very pleasing $426,500. Meanwhile, a little further inland, a four-bedroom single-level home in Stud Court, Skye attracted similarly urgent levels of buyer interest. Offering plenty of flexibility for a young family that likes to entertain, this well-presented home made an impact due to its two well-zoned living areas enhanced by a private alfresco area in the back garden. Again, market entrants found loads of appeal here, with the SOLD sign going up at a very satisfying $610,000. Results like these provide a timely reminder for anyone considering making a move in 2021 that the property market in the Frankston area is providing an exceptional opportunity for sellers, with limited property available and enormous numbers of buyers keen to act. With this in mind, we would invite you to give us a call if you would like to talk through your options in the current market. The team at Barry Plant Frankston are always happy to provide obligation-free advice, and you might be surprised at just how much you could achieve by selling in the current climate. Feel free to give us a call this week on 9781 3100.

05.01.2022 It’s important that first home buyers do their research and due diligence to put themselves in the best possible position as they seek to enter the property market. Here are five top tips to turn that dream into a reality: (1) Lean and mean: reduce debt Credit cards and personal loans should be kept to a minimum to put first home buyers in the best position to secure a loan.... (2) Be prepared: get pre-approval Having pre-approval will help first home buyers stick to a price range they can afford and help avoid disappoint or financial penalty with any offers unable to be financed. (3) Seek expert advice Mortgage brokers can help secure the best loan options, while experienced real estate agents can provide feedback on which areas may best suit budget and need. Seek information on any sort of government programs or first home buyers schemes. (4) Cast the net wide For first home buyers, it can be tempting to stick with what they know for example, a location they grew up near. Cast the net wider and explore. Try some new suburbs by going for a walk or visiting local cafes. Check out nearby sporting clubs, gyms or shops to see if locations match lifestyle goals. (5) Weigh up the pros and cons A bigger block, a small house, an apartment, a suburb close to the city, an area with a good train line. There are pros and cons to different areas. As a first home buyer, it may not be possible to get everything on the wish list, but start with the non-negotiables, and be prepared to trade the big backyard for a quicker commute.
