25.01.2022 THE BUYER WAVE This is a common representation of the interest in a home when it hits the market for sale. A real-life example of this on a recent sale is shown on the second photo. But what does it mean???... Well, while looking for a new home many buyers will research, what they like, location, price etc. once we have narrowed down the criteria (assuming we don't find what we are looking for or miss out) we will quite often look daily or at least weekly at our chosen research tools i.e. real estate websites, social media platforms, newspapers, sign boards etc. for NEW homes we have not seen yet. Some may even set up alerts or have agents advising of "new to market" listings. What this creates is a rush of views when a new home is advertised. Now many of us will dismiss these new homes based on our criteria, price etc. but if advertised correctly, many will see value and proceed to enquire on the home and the process goes on. The role I have when chosen to represent you in the sale, is to maximise the amount of people who see your home in this initial wave to ensure we have the best chance of finding "the buyer". Likewise, it is our role to make sure, we as buyers, see this new home in our chosen advertising space. How frustrating is it when we see a SOLD sign go up and we think "I didn't even know that was for sale"? 24.01.2022 When I take the easy road of procrastination, avoidance or ignoring, the challenges only get bigger. I have found my body and mind are geared to seek the path of least resistance, the easy road. The challenge here is how do I grow, learn, expand if I only ever do what is easy? When I faced the hardest decision of my life in 2017, I put it off, sort advice and validation, I even tried to put things in place to try and make someone else make the decision for me as it was too ...hard. As a result, I suffered much longer than I should have, over a year in fact. If I’d applied this philosophy, I would have cut the cord and got it done. It would have been painful in the beginning but stability would have returned sooner. When hit with financial hardship, people procrastinate on cutting expenses, subscriptions, credit cards. They then slip further and further down the hole. If they would sell the car, cancel the Woman's Day, Netflix and stop buying unnecessary luxuries they would achieve financial security much sooner. Some people don’t exercise or eat healthy with consistency. By ignoring their health, they gain weight and experience health issues that might otherwise be avoided and it takes longer to get back in shape after letting go making the change so much harder. It’s hard to get up and workout. Putting it off until tomorrow is much easier. Inconsistency will cost you in the long run. I have found that if I want life to be easy down the road, I have to be disciplined today and do the hard things. This includes saving money for the future, making the decisions I don’t want to make, exercising and challenging my body and mind every day, eating nutritionally and doing work projects that I don’t always feel like doing. This shift in mindset and behaviour has required sacrifice and discipline but ensures happiness, financial security and optimal health in the future. I will be healthy, happy and have lived into my stronger being. 17.01.2022 The Reserve Bank of Australia has handed down a rate day decision for the last time in 2020, capping off a tumultuous year for the central bank. The already record-low rate of 0.10 per cent will remain unchanged as Australia heads into the festive period. Prior to the announcement, Real Estate Institute of NSW CEO Tim McKibbin said the rate decision seemed a foregone conclusion.... Pending any further economic shocks, the 0.10 per cent cash rate should be with us for many months ahead, he considered. More interesting will be the minutes of the meeting, as these will help to set the fiscal policy scene for 2021, a year set to be analysed in economics classes for decades to come. Harley Dale, the chief economist at CreditorWatch, has also considered today’s decision as universally expected. The RBA fired its last interest rate bulletin in November, taking the official cash rate to a barely positive rate of 0.1 per cent. According to the chief economist, a widely anticipated strong result for Gross Domestic Product (GDP) for the September 2020 quarter (out tomorrow) was also part of a more positive tone to the RBA’s interest rate statement. 04.01.2022 If you’re feeling a little bit weary at the end of this very, very, long year, you’re not alone. Although I am feeling a whole bunch of positivity I get that is not for everyone. Chances are, as you look back on the last 12 months, you feel a raft of mixed emotions about it. Gratitude you made it through. Sadness for those who didn’t. Relief that it’s nearly over. You’re likely also feeling mixed emotions about the one ahead, however I choose to look at what it may become.... Undoubtedly 2021 will hold new challenges for me. This isn’t bad. It’s life. Yet like those I’ve faced before, what matters most is not the problems themselves, but how well I’ve responded to them and how I’ve applied their lessons to grow and thrive in my career, relationships, leadership, and life. The concept of Post Traumatic Growth (PTG) may not apply to everyone right now but it applies to many. PTG is the positive change people experience as a result of their struggle with a major life crisis or traumatic event. We can activate it in various ways including through the story we tell ourselves about our experience and channeling the learning we’ve gained in a meaningful way. To that end, my intention for this post is to help you extract optimal learning and growth from 2020 and apply that learning to create a better future. After all, 2020 was a Masterclass for personal growth and building ‘muscles for life.’ So before reading further, I invite you to grab a pen and paper to jot down any value you can get from my plan for 2021. Lessons learned; What did I learn about: Myself, my resilience, and my ability to adapt? How do I describe who I am now versus the person I was a year ago? The values that helped me navigate the hardest days? Other people about human connection, community, compassion? REST and RECHARGE What can I do now in to ensure I am ready? Physically Emotionally Mentally Spiritually Vision = Power Just because your plans derailed this year is no reason not to set your sights on the bold vision for the one ahead. 02.01.2022 I take everyday as an opportunity focus on good deeds in my family and my community, it reminds me that kindness is a positive force that connects us all. But how can I make sure that my kids get that message, too? After all, for kindness to become the norm my children will need to learn how to be kind to carry the torch forward for future generations. It can be hard to show kindness in our daily interactionsfor me, as well as for my kids. Even though we are hardwired for ki...ndness and empathy, we can be hampered by the busyness in our lives or by more negative influences in the world, like bullying, intolerance, hate crimes, and more. I read recently the findings of a study with nine to eleven year olds underscored these benefits. The researchers found that children who performed acts of kindness on a regular basis, in addition to seeing positive changes in their academic experience, were more socially accepted by their peers. What’s perhaps more surprising is how their engaging in acts of kindness also ended up benefitting their entire community: These children tended to be more inclusive and less likely to bully others as teenagers. So, how might I help my children focus more on kindness? When I role-model kindnessand kindness fundamentals like empathy and generosity, my kids can see them in action and be inspired to practice them. I might start by simply asking myself, How do I want my children to be treated and therefor, how would I like them to treat others? I can observe and notice opportunities for kindness all around us, offer small acts of kindness to others, and talk to my children about what we are doing and why.
