25.01.2022 Design Tip 3 What to think about when buying an acreage block! A lot of people are attracted to or love the sound of buying an acre block or larger to build their dream home. Although not an exhaustive list, we have kept it brief and come up with a few items and questions to think about when purchasing a large block. We love building on large blocks. Just keep in mind that there are a few more things to consider in comparison to a standard block in a Suburban Land Estate.... What services are available on the property? Generally power is available from the street but you will need to allow additional funds to run it from the street up to your custom home which could be at least 30m to 100m or more. Is there gas? In a lot of cases the answer is No. You may need bottled gas. This could influence what you choose for Heating your home or Cooking Appliances. A lot of acreage lots are not connected to the Sewer system therefore a Septic System is required and will have to be budgeted for. Town Water? In most cases the answer is No so Water Tanks will be required. This is an important point. Does the block have a Building Envelope? If so, how large is it and will it accommodate your custom home design. Is the block orientated the way you want it for Sun or views? Consider Farm Fencing Costs if they are not included already. Keep some money aside for some sort of driveway whether it be crushed rock at a minimum or something more permanent. Otherwise in Winter you will have a sloppy mud bath. 20.01.2022 Over the coming weeks we will be looking at some Custom Design Tips. Each post will contain a design tip which we will expand upon. These will be things you can do or think about in order to achieve the best design possible that suits your family and lifestyle. This is what we are all about. Trying to get the best result possible for your custom home. In our first post we briefly looked at getting to know your block and broadly highlighted some items to look at. In particular... today we will focus on Solar Orientation for a New Block of Land. Design Tip 1 The Sun on your block. If you have just purchased a block of land, this is a key point. Not only does Solar orientation affect your 6 Star Energy Rating, it also affects how enjoyable and suitable the home is in relation to your block. We have attached a simple siting picture to give you a perfect example. This example may not suit your block or lifestyle and it is very simplistic however it breaks down the simple zones and a possible rough layout for a particular type of block. Remember that when designed correctly, your home can have a lot of natural light and perform well through all seasons. A badly designed home can be dark, cold and dreary. Make sure you discuss your wants and needs with your Architect or Draftsperson. If this is going to be your forever house, spend the time getting it right! 19.01.2022 Design Tip 4 Window choices, there are plenty! There are many choices to be made when it comes to windows. We take it for granted how important they are. When building your custom home, be sure to speak to your Builder about options and costs so that you can make the best decision possible given your budget. Some Handy Hints... Timber Windows quite popular stained or painted if going for a classical look. Keep in mind the maintenance involved, in particular with stained windows. Perform well from an Energy Rating Perspective. Aluminium Windows generally the most widely used. Wide range of powder coat colours. Can choose from quite a few configurations. See some examples in the attached image. Discuss with your Builder what configurations will best suit your circumstance. If you have views, take advantage of them! Glazing Is determined by the results of your 6 Star Rating. If your budget permits, Double Glazing is great for Energy Efficiency and noise reduction. Stay tuned for more useful tips. 18.01.2022 Design Tip 2 Working with an Upward Sloping block. If you have just purchased a block of land or have a block ready to build on, this next Tip is just as important as Tip 1 Solar Orientation. Work with your block, not against it. Refer to the very basic image in this post. If your block steps up or slopes upward, the option of split levelling will help to reduce site excavation and not have you dig your home into a massive hole at the back. It also creates visual inter...est as well as reduces retaining wall heights. Also pay attention to the Garage Floor Level to ensure that it is not too high and your driveway ends up too steep. We have seen this done time and time again. If you build on a concrete slab and try to reduce your driveway angle by keeping the floor level low, all you end up doing is digging yourself deeper into a hole at the back.
