22.01.2022 Some of our Property Management team have been way under the weather this week, so I’ve had the opportunity to dust off my Property Manager’s hat and jump back on the tools by completing my first Entry Condition Report in close to 10 years. I think I went over it about 3 times to ensure I hadn’t missed anything, and this really made me reflect on the skills and tools needed to complete this report thoroughly, to ensure an accurate representation of the property at the commen...cement of the tenancy. It’s not enough to just walk in and snap some photos. The right Property Manager with the right mindset and focus, and their eyes peeled for detail is the first step! The report itself hasn’t changed a great deal - I probably made the wording a little old school me, but the way we do it now with the photos and details attached really makes it quite difficult to miss anything, which is exactly what makes it so streamlined! Thinking with the end of the tenancy in mind and the reason we’re completing this report so thoroughly is especially important, as more often than not it’s been a few years since the tenants moved in, and this report is used as our guide and standard for what will be expected at the vacate inspection. This can really help eliminate unexpected issues at the vacate inspection and also mean a quick and easy bond refund process. Note: I was so proud of the finished product! 19.01.2022 Isn’t it amazing how the little things can sometimes make a world of difference! If you didn’t already know, this week is National Families Week, so on Monday morning we were greeted at Ashton’s daycare centre with an on-the-go brekky. I was all over this because, well, life is nuts, and the timing couldn’t have been better on this day because Ash is usually #1 out of 3 on the school drop off meter, but after a particularly crazy morning, he was last.... I don’t really know if these wonderful educators/carers/angels knew what that five minutes in my car, alone with my vanilla bean yoghurt while gathering my thoughts and re-focusing in preparation of the big day and week ahead really meant for me, but it was a lot! We are so lucky to have these types of people in our lives, whether it’s a few minutes with a vanilla bean yoghurt, or even just an extra smile or a thank you, we’re all supporting each other in some small way. Happy Families Week!
